WHEREAS, the City Plennfng Commission did hold a public hearing at the City Hall in the City of Anaheim on
Augus t 9, 19 71 , at 2:00 o'clock P.M. notice of said public hearing having been duly given ae required by
law and in ec.~.ordance with the provisions of the AneheIm Municipal Code, Chepter 18,72, to hear end consider evidence
far end against said proposed recles~;ification and to investigate and make Eindings end recommendations in connectlon
therewith; end

~;~~ 3fter due consideration of ell evidence and reports offered et seid heering, dnes find and determine the following fects:
1. Thet the petitioner proposea e reclassification of the above described property from the R-A, AGRICULTURAL
ZONE to the R-1, ONE rAMILY RF.SIDENTIAL, ZONE,
2. That the proposed reclassification is in conformance witli ~:he General Plan land
uses.

3. That the ptopoaed reclessification of subject property is necessery end/or desireble (or the orderly and pro-
per development of the community.
4. Thet the proposed reclessification of subject property does properly relate to the zones and their permitted
uses locally esteblished in close proximity to subject property end to the zones and their permitted uses generally esteb-
lished thcoughout the c:ommunity.
5. Thet the proposed reclasaification of subject property requires the dedication
and improvement of abutting streets in accordance with the Circulation Element of the
General Plan, due to the anticipated increase in traffic which will be generated by the
intensification of land use.
6. That one persan appeared in opposition to any reduction in the house size that
might bz proposed for subject property.
