WNEREAS, the City Plenning Commiealon did hold a public hearing at the City Hall in the City of Anaheim o n
S e p t. 2 0, 19 71 , et 2:00 o'clock P.M. notice of said public hearing having been duly given as required by
law and in accordance with the provlsions of the Anaheim Municipal Code, Chapter 18.72, to hear and consider
evidence for and ageinst said proposed reclassificetion and to InvestIgate end meke fiudings and recommenda!ions
in connection therewith; and
WHEREAS, said Commission, efter due inspection, investigetion, and study mede by itself end in its be-
half, and aEter due consideration of pll evidence and reports offered et seid hearing, does find and determir,e the

1, Thet the petitioner proposea a reclassiEication of the above described property from the R-A, AGRICUL-
TURAL, ZON~ to the C-1, G~NEI2AL COMMERCIAL, ZUNE,
2. That the proposed reclassification is not in conformance with the land use
designations of the Anaheim General Plan.
3. That sub~ect property is surrounded b~ low, low-medium, and medium density
residential land uses, and to approve subject petitian would in~ect commercial uses
into a primaril,y residential area, and would amount ko spot zoning,
4 That approvel of the proposed reclassif.ication could establish a precedent
for similar zoning requests for the undeveluped parcels in close proximit,y to sub~ect
property,
5. That there ere sufficient convenience ahopping centers in close proximity to
satisf.y the needs of the reaidents of this area.
6, That the proposed reclassification of sub~ect ~roperty is n~t necessary a:~d/or
desirab].e for the orderly and proper development of the community.
7. That the proposed reclassification o£ sub~ect property does not properly re-
late to the zones and their permitted uses locally established in close proximity to
subject property and to the zones and their permitted uses ~enerally established through-
out the communit,y.
8. That three persons appeared in oppositfon, representing si.ngle femily res±dents
in close proximity; and that petitions were received in favor, signed by residentA and
oGmers oi apartment developments in Che area.

NOW, THEREFORE, BE IT RESOLVED that the Aneheim City Plenning Commission does hereby recommend
to the City Cauncil of the City of Anahetm that subJect Petltion for P.eclasslfication be denied on the basis of the
aforemeetioned findings.
