(1) That the owner(s) of aubject property ehall deed to lhe City of Anaheim a atrip
ot land 30 feet i,n widtll from the cenrerline of. L•he atr.eet a.lon~ Alamerla Avenue; 32 Eeet in
width from the centerline of rhe etreet along Mull.cr Srreet and G5 feet in widl•h f.rum the
centerline oP ~he atireer along Crescent Avenue for BCreet widening purposea.
(2) 'rhat all engineering requirements oi Lhe CiCy of Anaheim along Creacent Avenue,
including preparation of i.mprovement plans and tnetallaCion aC all i~rovements, such as
curbs and ~utl•ers, aidewalks, etreet grading and pavinj;, draina~e facilil•iea, or othPr ap-
purtenant work shall be complied with as required by rhe City Gngineer and in accordance
with srandard plann and speciEicariona on file in ehe office of the City Gngineer; thAt
atreet lighting facilities along Alameda Avenue, 331 feet on Crescent Avenue, and 920 feet
on Muller Street shall be installed as required Uy the Director ot Public UtiliLiea and in
accordance with standar.d plana and specifications on File in the office ot• the Director of
Public Utiliries; and thal a bond in an amount and form saL•isfectory to the City ot Anaheim
ahr~ll be posted witll Che City to guarantee the installation of L•he above mentioned require-
ments.
(3) 'fhat the owner(s) of subject property anall pay to the City of Anaheim L•he aum
of 15G per front foot along Alameda Avenue, 331 Leet on Crescent Avenue and 920 feet on
Muller Street for tree planting purposes.
(4) That the sidewalks shall be installed along Alameda Avenue, Crescent Avenue, and
Muller Stteet as required by khe City Gngineer and in accordance with standard plans and
spec'.fications on file in the otFice of the City Gngineer.
(5) That rrash storage areas shall be provided in acr_ordance with approved plans on
file with the office oL the Director of Public Works.
(6) That fire hydrants shall be installed as required and determined to be necessary
by the (:hief of rhe Fire Department.
(7) That subject property shall be served by underground utilities.

(8) That a parcel map ta record the approved division of subject property be su~-
mitted to and approved by the City of Anaheim and then be recorded in L•he ofiice of the
Orange Coun~y Recorder.
(9) Th~t Condition Nos. 1, 2, 3, 4, 5, 6, 7, and 8, above mentioned, shall be ~.om-
plied wirh prior r.o the commencement of the activity authorized under chis resolu~ion or
prior to the time that the building permit is issued, or within a period o£ 180 days from
the date hereof, whichever occurs fi.rst, or. such further time as the planning Conunission
may grant.
(10) That aubject property shall be dc+veloped substanti~-lly in accordance with plans
and s ecifications on file wi.th the City of Anaheim marked Exhibit Nos. 1, 2, and 3.

students as stipulated to by the petitioner.
