WHEREAS, the City Planning Commission did hold a publlc hearing at the City Hall in the City of Anaheim
on October 18, 1971 , c~t 2:00 o'clock P,M,, notice of said public hearing heving been duly given es rr,quired
by l~w and in accordartce with the provisions of the Anaheim Municipal Code, Chapter 18.68, to hear and consider
evidence for and against said proposed variance and to investigate and make finclings and recomm endations in connec-
tion therewith; and
WHEREAS, said Commissinn, nfter due inspection, investigatlon, end study made by itself and in its behalf,
and after due consideration of all evidence and reports offered at said hearing, does find and determine the following
facts;

NOW, TEIERLrORE, BE ST RESOLVED that the Anaheim Cit; Fa],arining Commission
does hereby grant subject Petition for Variance upon the following conditions
which ar.e hAreby iounQ tn be t~ necessary prerequisii:e to the proposed use of
the subiect pro~erty in order tc~ presorve the safety and general aelfa.re of
the Citizens of the City of Anaheim:
(1) That the owners of 3ubject property sha11 dc~~d to the City of
Anaheim a strip of land 32 feet in width from the centerline
of the street along La Jolla Street for street and public
utility pui'poses, including a 15~Eoot radius ~roperty line
return at the no.rthwest cor7er of La ,7olla Street and Red Gum
Street, and shall conditioi;ally dedicata to the Gity of Anaheim
a str.ip of land 32 feet. in width from the centerline oE the
atreet along future Red Gum Str~et condationed up~n the dedicarion
to the City of Anaheim of the easterly 32 Eeet of Red Gum 5treet
adjacent L-u subject property £or street widening and public
utility purposes and the improvement thereof with full street
improvementss and upon the westerly portion of Red Gum Street
being in a state of good repair and acceptable to the City of.
Anaheim.
(2) That all engineering requirements of the City of Anaheim along
I,a Jolla Str.eet and Red Gum Street, including preparation of
improvement plans and installation of all improvements, such
as curbs and gutters, sidewalks, ~treet grading and paving,
drainaye facilities, or other appurtenant work shall be com-
plied with as required by the City Gngineer and in accordance
with standard plans and specifications on Fi.le i.n the of£ice
of the City Engineer; that street lighting facilities along
La Jalla 5treet and Red Gum street shall be installed as
required by the Director of Public Utilities and in accordance
with standard plans and specifications on filP in the office
of the Director of PubJ.ic Utilities; and that a bond in an
amount and form satisfactory to the Ci.ty of Ar-aheim shall be
posted with the City to guarantee the installation of. the above
mentioned requirements.
(3) That the owners of subject property shall deed to the City of
Anaheim a sLrip o£ ~.and 32 feet in width from the centerline oY
the street along the future Red Gum Street for public utility
purposes.
(4) That trash storage areas shall be provided in accordance with
approved plans on file with the office of thP Director of
Public Works.
(5) That fire hydrants shall be installed as required and deter-
mined to be necessary by the Chief of the Fire Department.
(6) That a parcel map to rccord the approved di~~ision oE subject
property be submitted to and approved by the City of Anaheim
and then be recorded in the office nf the Orange County Ftecorder.

(7) That subject pruperty shall be served by underground utilities.
(8) That this variance is granted subject to the complet~on of
Reclassification No. 61-62-69, now pending.
(9) That drainage from subject property shall be disposed of in a
manner satisfactory to ttie City Engineer.
(10) That subject property shall be developed ~ubstantially in
accordance with plans and specificatinns on file with the
City of Anaheim marked .Exhibit No. 1, provided, however, that
the proposed cul-de-sac shall be exter-ded to abut the Orange
County Flood ~ontrol channe.l to the north.
(11) That Condition Nos, l, 2, 3, anU 6, above mentioned, shall be
complied with prior to the commencement of the activity author-
ized und~z this resolution, or prior to the time that the build-
ing permit is issued, or within a period of 180 days from date
hereof, whichever occurs first, or such further time as the
Planning Commission may grant.
(12) That Condition Nos, 4, 5, 7, 9, and 10, above mentioned, shall
be complied with prior to final building and zoning inspections,
