AND PATRIC,IA A, BURKL, Post Of.fi.ce Box 63~,9 Cali.for.nia 928(16, Owners of. certain real property sir~ar.ed in the Clry of County of Orange, State of Californi~~, deacribed in Lx ~i.bir "A" at~ach~:d I referred to t~erein ae tl~ough sel forl-l~ i.n full ; and WHEREAS, the City Planning Commission did hold e public hearing at the City Hall in the City of Anaheim on December 13, 1971 et2 :00 o'clock P.M., notiae of said public hearing having been duly given as required by law c-nd in accordence with the provisions of the Anaheim Municipal code, Chapter 18.64, to I~eor and consider evidence for and against said proposed conditional use end to investigate and make findings snd recommendatlons in connectior, therewith; and WHEREAS, said Commission, 9fter due inspectio~, investigation, and study made by itself and in its be- half, and after due conslderation oE all evidence end reports offered et said heoring, does find and determine the following facts: 1. That the proposed use is properly one for which a Conditional Use Permit is authorized by Code SECTION 0~:52.060(1-a) to wit: utilize ati outdoor area for casting of concrete product~ with waiver S~CTIOPI 18.52.OG0(3-b) -:)utdoor use enclosure (6-foot high, so].id masonry wa11 required; a chainlink fence witti slats proposed,) 2. Ttiat the concrete casting operation proposed ~ut-of-doors would be completel.y visible Lrom botti the P.iveroide r'reaway and the Miraloma Avenue overpass, 3. T{~al the proposed use is too intense a use for this area, since tl~ere would be consl.derable dust that could affect the adjoining uses, and i.s a use that should be lo- ca~ed adjacenC to the river where similar uses, such as sand pits and coz~crete batching £ac_~.lities, are located. 4. ~'hat traffic from the propased use would be deletPrious to the apartment complex locaL•ed on rhe street,~vhich woul.d serve as an accessway from and to the property, due to noise, odor, and dust Lliat •aould be emaneting. 5. Thet even though Che use would be er~closed, it wo~~ld be extremPly difficult to buffer the use ir~ su~h a manner tl~iat it would not be visible.
