S~CTION~18.28.050(2) - Minimum buildint~ aite area per dwelling unit. (1200 square feet r.equired; 996 square feet proposed). 3. SECTION 18.28.050(7) - Minimum distance between buildings, (19 feet re- quired; 11 and 12 feet proposed). 2. That the peritioner proposes to develop a 138-unit, two and thr~e-atory apartment complex on subject property. 3. That there are exceptional or extraordinary circumstances or conditions applicable to the property involved or to the intended use of the property that do not apply generally to the property or class of use in the same vicinity and zone. 4. That the requested variance is neceasary for the preservation and en3oyment of a substantial property righC possessed by other property in the same viciniCy and zone, and denied to the property in queation. 5. That the requested variance will not be materially detrimental to the public welfare or injurious to the property or improvements in such ti~icinity and zoae in which the property is located. 6.
