WHEREAS, said Commission, after due inspection, investigation, and study made by it4elE and in its be-
helf. and efter due considecation of all ev(dence end reFurts oEfered at said heoring, does find and determine the
following facts:

Cammiesion does hereby grant aub~ect Pet•ltion for Conditional Use
Permit, upon the following cond•ltions which are hereUy fuund to be
a neceaeary pre xequis ite l•o Che propo~ed use of the eub~ect property
in order to preaerve the safety and general welfare of. the Cit:izens
o~ thp City of Anaheim:
(1) Thnt ei.dewalks shall be in~tall~d along Beach noulevard ad rEquired
by the City Engineer and in accordance witli etandard plnna ~nd
apecificat iona on f.ile in the off ice of the City Engi.neer.
(2) That the owner(s ) of sub~ect properky shall pay to the City
of Anaheim tlie s um of 15~ per £ront foot along Aeach Aoulevard
for t.ree p lanting purposeA .
(3) That fire hydrante all be inatalled as required and determined
tu be nrceseAry by Lll@ Chief of the PLre lleparttnent.
(~i) That trash etorage arena ahall be pruvided in accordance with
approved plans on file with the ofElce of the Direct~r of Public
Worke .
(5) That a11 ai.r conditioning facilities ahall be properly shielded
from view from ad~acent properties,
(6) ThAt any parleing area lighting proposed ahall be down-lighting
of a maximum height of 6 feet, which ligltting ehall be dir~cted
away from the property linea to protect tlie residentiaJ. integrity
of the area,
(7) That a 6-foot maeonry wall sha11 be conatructed along the east
~roperty 1 ine, and/or that a bond in an amount and form satlsfacL•ory
to the City of Analieim shall be posted with thf: City to guarantee
the installation of a 6-foot masonry wall along the euat property
line.
(8) That aub~ect propert~ shall be ~ieveloped substantially in accordance
with plans and specific~ttiona on file with the City of Anaheim
marked ~xh ib~t Nos . 1, 2, 3, and 4, provided howeve;., that the
building ~etback shall be 10 feet from the eaet property line and
5 feet from the nozth property line,
(9) That Condi tion No. 2, above mentioned, ehall be complied with
pr{or to the commencemenr. af the acCivity authorized under triis
resolution, or prior to the time that the building perm:it is
issued, or within a period of 1$0 days from the date hereof,
whict~ever occurs first, or auch further time as the Planning
Commission may granC.
(10) That Condi tion Nos . 1, 3, 4, 5, 6, 7, and 8, ab~ve mentioned,
s}~all be c~mplied with prior to final buildtng and zoning ir.spections.
(11) That the petitioner shall initiate C-l, GENEF.A.L COfiiMERCIAL,
ZONING within o:~e year after the ~ranting of this petttion.
