That the proposed reclassification of eubject property does not require the dedi- cation end improvem0nt of. abutting streets/allepa in accordar.ce with the Circulati~n Element of the General Plan, due to the anticipated increaee in tr.affic which will be gener[ited by the intensification of land use. R-A "1" NOW, 'iHEREFORE, BE IT ~LVED that ~he Anaheim City Pl~ng Comoission does hereby recommend to the City Council of the City of Anaheim that sub ect Petitioa for F.eclaesifi- caticn be approved and, by so doing, that Title 18-Zoning of the Anaheim Municipal Code be smended to exclude the above described property from the R-A, eeGRICULTURAL, ZONE snd to in- corporate said described property into the C-1, GENERAL COMMERCIAL, ZONE, upon the following c~nditions which are hereby found to be a neceasery prer.eqaisite to the proposed use of sub- jecL• property in urder to preserve the eafety an~ general welfare of the Citi~ens of the ~ity of Anatieim: (1) That the owner(s) of subject property eha11 pay to the City of Anaheim the sum of $2.00 per front foot elong Tfagnolia Avenue for etreet lighting purposes. (2) That the owner(s) of subject property ehall pay to'the'City of Anaheim the sum of 15C per front• foot along Magnolie Avenue for tree planti~g purpoeea. (3) That the sideaalka ehall ue installeri along Msgnolie Avense ae requixed by the City Engineer and in accordance with standard plans and specifications on fi2e in tlie off.ice of the City Engineer. (4) Thet traeh storage areas shall be provided in accordance with approved plane on file with the office of the Director of Public Works. (5) That fire hydrante shall be installed ae required and determined to be necessary by the Chief o£ the Fire Department. (6) That a 6-foot maeon:y wall ehall be conetructed along the eaet and south praperty lines. (7) That a parcel map tc record ttie approved division of sub~ect property be aubmitted to and approved by the City of Anaheim and then be recorded in the office of the Orange County Recorder. (8) That subject property ahall be servcd by underground utilities. (9) That dtminage of aubject property shell be provide3 in a manner eatiefactory to the City Engineer. (10) That the final parking glan ahall be approved by the Development Servlcea Depart- ment, and any landecaped areag in the parking area shall be protem,ted with 6-inch high, concrate curba, and concrete wheel atops shall be provided for parking spacee as required by the Development Services Department. (11) Prior to the itttroduction of an ordinance rezoning eubject property, Condition Nos. 1, 2, and 7, above roentioned, ohell be completed. The proviaions or righta granted by thia resolutian shall become null and void by action of the City Council unless eaid conditians are complied with within 180 days from the date hereaf or euch further time as the City Council may grsnt. (12) Thet Condition Nos. 3, 4, 5, 6, 8, 4, and 10, above mentioned, shell be complied with prior to final building and zoning inspeations. (13) That subject proper.ty ahall be developed eubetantially in acc~rdance with plane and specificatione on file with the City of Anaheim merked Exhibit Nos. 1, 2•, 3, and 4.
