NOW, '(`HETtEFORE, BE 1T RESOLVED thet the Aneheim City Plaaaing Commission does hereby recommend to the City Conacil oE the City of Maheim that eubjecf Petltion fot Reclessl$cotion be approved and, by so doing, thet TIUe 1&Zoaing oE the Mnheim Municipal Code be amended to exclude the above deacribed property fcom the R-A, AGRICULTURAI~ ZONE and ta incorporate said de~cribed property into the R-3, MULTIPLE FAMILY RESIDENTIAL, ZONE upon ttie fol3owing conditions which are hereby found to be a nec- essary prerequisite to the proposed use of subject property in order to preserve th~ safety and general welfare of the Citizens of the City of Anaheim: (1) That stre2t lighting facilitiea along Orsnge Avemie shall be installed as required by the Director uf Public Utilities and in accordance with standard plans and specifications on file in the office of the Director of Public Utilities; and that a bond in an amount and form satisfactory to the City of Anaheim shall be posCed with the i~ity to guarantee the in- stallation of the above mentioned requirement, (2) That the owners of subject property shall pay ro the City of Anaheim the sum of 15 cents per front foot along Orange Avenue for tree planting purpases. (3) That trash storage areas shall be provided in accordance with approved plans on file with the office of the Director of Public Works, (4) That fire hydrants shall be installed as required and determined to be necessary by the Chief of the Fire Department, (5) Thet a 6-foot masonry wall shall be conatructed along the eest ar.d west property lines and that a bond in an amount and form satisfactory to the City of Anaheim ahall be poated with the City to guarantee the installation of a 6-foot masonry wall along the west property line. (6) That a S-foot chainlink fence shall be conatructed along the south property line adjACent to the Orange County Flood Control channel in accordance with the standards of the Orange C~unty Flood Cuntrol District. (7) That all air conditioning facilities shall be properly shielded from view, and the sound buffered from adjaceat properties. (8) That subject property ahall be served by underground utilities. (9) That the owners of subject property ahall pay to the City of Anaheim che appro- priate park and recreation in-lieu fees as detefmined to be appropriate by the City Council, said fees to be paid at the time the building permit is issued. (10) That drainage af subject property shall b~ diaposed of in a manner satiefactory to the City Engineer. (11) Prior to the introduction of an ordinance rezoning subject property, Condition Nos. 1 and 2, above mentioned, shall be completed. The provisions or rights granted by this resolution ehall become null and void by action of the City Council unless said conditiona are complied with i,rithin 180 days from the date hereof or such further time ae the City Coun- cil may grant.
