PC72-113 ~ A RESOLUT:.DN OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM RECOMME:NDING TO THE CITY COUNCIL OF THE CITY OF ANAHEIM THAT PETITION FOR RECLASSIFICkTION NO. 71''2-48 HE APPRCVED WHEREAS, the City Plenning Commission of the City of Aneheim ~'id receive a verified Petition for ReclassiEice- tionfcom LEO ROSE, 375 San Palo Place, Pasadena, California 91107, Owner; CARL KARCHER ENTERPRISES, INCORPORATED, 1200 North Harbor Boulevard, Anaheim, California 92801, Agent of certain real property aituated in the City of Anaheim, County of Orange, State of California, described as The North 288 feet of the Northwest qur+rter of the Northweat quarter of the Northeast quarter of Section 13, in Township 4 South, Range 11 Weat, in the Rancho Los Coyotea, as shown on a map thereof recorded in book 51, page 7, et seq., Miscellaneous Maps, records of said Orange County; EXC~PTING THEREFROM the East 524 feet thereof. AI~SO EXCEPTING THEREFROM the North 66 feet thereof. Thet the petitioner proposes a reclasslficetion of thr. above described property from the R-A, AGRICULTURAL, 7.ONE to the C-1, GENERAL COMMERCIAL, ZONE. 2. That the proposed reclassification is in conformance wi.th the laiid uae designation of the General Plan. 3. That the proposed reclessificetion of subject property is necessary end/or desireble torthe orderly end pro- pe: development .:f the community. 4. Thet the proposed reclessificetion of subject property does properly relete to the zones end their permitted uses locally established in close proximity to subject property end to the zones end thefr permitted uses generally esteb- llshed throughout the community. 5: That the proposed reclaseification ie a condition of approval of a building permit to expand the existing restaurant. Code be amended to exclude the ebove desc:lbed pmperty from the R-A, AGRICULTURAL, ZONE and to incorporate said described property into the C-1, GENERAL COMMERCIAL, 20NE upon the following conditions which are hereby found to be a necessary pre- requisite to the propased use of subject property in order to preserve the safety and geieral welfare of the Citizens of the City of Anaheim: (1) That trash storage areas ahall be provi3ed in accordance with approved plans on file with the office of the Direciar of Public Works. (2) That fire hydrants shall be installed as required and determined to be necessary by the Chief of the Fire Department. (3) That all air conditioning facilities shall be properly ahielded from view, and the auund buffered from adjacent properties. (4) That subjecC property shall be served by underground utilities. (5) That drainage of subject property shall be disposed of in a manner satiefactory to the City Engineer. (6) That a 6-foot masonry wall ahall be constructed along the south property line. (7) That subject property shall be develeped substantially in accordance with plans and specificationa on file aith the City of Anaheim marked Exhibit No. 1. (S) That Condition Nos. 1, 2, 3, 4, 5, 6 and 7, above mentioned, shall be complied with prior to final building and zoning inspections, THE FOREGOING RESOLUTION is signed and e~pcoved by me this 9th day of June, 1972.
