PC72-128 A RESOLUTION OF THE C1TY PLANNING COMMISSION OF THE CITY OF ANAHEIM THAT PETITION FOR CONDITIONAL USE PERMIT NO..L31Z_ BE GRANTED WHF.REAS, the City Planning Commission of the City of Anaheim did receive a verified Petition for Conditional Use Permitfrom MARION LINDSEY, in care of :tutan and Tucker, 401 West Civic ~enter Drive, Santa Ana, California 92701, Owner; NEWPORT INVESTMENTS, INCOFPORATED, Post Office Box 1905, Newport BeacFi, California 92660, Agent of certain real property situated in the City of Anaheim, County of Orange, Stete of Californiu, described as The South half of the North- west quarter of tha Northwest quarter of the Northwest quarter of Section 22, Township 4 South, Rarge 10 West, in the Rancho San Juan Cajon de Santa Ana, as shown on a map tl~ereoi recorded in book 5Z, page 10, Miscellaneous Maps, records of said Orange County ; and WHEREAS, the City Planning Commission did hold a public hearing at the City Hell in the City of Anaheim on June 12, 1972, at 2:00 o'clock P.M., notice of said public hearing having been duly given as required by law and in eccordance with the provisions o( the Anaheim Municipal code, Chepter 18.64, to heaz and consider evidence for and egeir.st said proposed conditional use end to investigete and meke findings and recommendetions in connection ther~with; and WHEREAS, seid Commission, efter due inspection, investigation, end study made by itselE end in its behalf, and after due consideretion of all evidence end reports offered at said hearing, does find and detennine the following fects: 1. That the proposed use is properly one Eor which a Conditional Use Permit is authorized by Code Section 18.64.02~(2-d) to wit: eatabliEh a 124-epace travel trailer park for recreational vehicles in addition to & manager~s apartment and convenience atore. 2, That the proposed use wil! not adversely affect the adjoining land uses and the growth and develorment uf the area in which it is proposed to be located. 3. That the size and shape of the site proposed for the u~e is adequate to allow the full development ofthe pmposed use in a manner not detrimental to the perticular eree nor to the peace, health, safety, and general welfure oE the Citizens ofthe City of Aneheim. 4. Thet the granting of the Conditional Use Pecmit under the conditions imposed, if nny, will not be detrimental to the peace, health, safety, and general welfare of the Citizens ot the City of Anaheim. ~ 5. That the petitioner stipulated tl~ere would be no convenience store, buL thet anly vending machines would be located in the office, Cl•G ' 1" ~ ~ ?V6W, TH~R$PORE, BE IT RESOLVED that the Anaheim City Planning Commi~sion does her.eby grant subjec~t Petition for Conditional Use Permit, upon the following conditions which are hereb~ faund to be a necessary prerequisite to the proposed use of the subject property in order to preserve the Nafety and general welfare of the Citizens of. the City of Ansheim: (1) That the owners of subject property shall deed to the City of Anaheim a strip of 1+K~d 60 feet in width from the centerline of the street along West Street for atreet widen- ing purposes. (2) That the owners of subject property shall pay to the City of Anaheim the sum of. $2.00 per front foot along West Street for street lighting purposes. (3) That the owners of subject property shall pay to the Ci.ky of Anaheim the sum af. 15 cents per front foot along West Street for tr~e planting purposes. (4) That the sidewalka and driveways shall be installed along Weat Street as require3 by the City Engineer and ir, eccordance with standard plans and specifications on file in the office of the City Engineer. (5) That trash sl•orage areas shall be provided in accordance with approved plans on file with the office of. the Director of Public Works. (6) That fire hyd:anL•s ahsll be installed as r.equired and determined to be neceseary by the Chief of the Pire Department. (7) Tnet a 6-foot masonry wall shall be consttucted along. the nurth, south and east property lines. (8j That subject property shall be serv~ad by utidergrour,d iitil:ties. (9) That the proposea devElopmene shall be in accordance with the requiremenCS of the State Trailer Act and that p~umbing shall be provided in order that the mobile«ome park will accommodate sll trailers and not be restricted to "Californis approved trailers" only.
