LEE, ET AL, Attention of Bob k'alker, Post Office Box 3698~ Anaheim, C^lifornia 92803, Owners; MOBIL OIL CORPORATION, 9901 South Paramount Boulevard, auite 101, Downey, California 90240, Ayent, of certain real property situated in the City of Anaheim, CountV of Oranoe, State of California, described as the West 230.00 feet of the South 188.00 feet of the North 254.00 feet of the northwest quarter of section 18 Township 4 South,.Range 10 West in the Rancho Los Loyotes City of Anaheim, County of Orange, State of California as per map recorded in Book 51 Page 10 of Miscellaneous 11aps, in the office of the County Recorder of said County. Except that portion thereof described as Parcel 2 in a deed to the State of California recorded March 12, 1957 in Book 3833 Page 517 of Official Records. A portion of said land is included within the area shown on a map filed in tFie office of the County Recorder of said Orange County, in Book 34 Page 44 of Record of Surveys in the Office of the County Recorder of said county. ; and WHEREAS, the CityPlenning Commission did hold a public hearing et the CityHall in the City of Anaheim on Ju! y 10 ~ 19~2 at Q:00 o'clock P.M., notice of said public hearing having been duly given as required by law and in accocdence with the pcovisions of the Maheim Municipel code, Chepter 18.64,to hear and consider evidence for and egainst seid pcoposed conditional use aad to investigate and make Eindings and recommendations in connection therewith; and WHEREAS, said Commission, after due inspection, investigation, and study mede by itself and irt its be- half, and after due consideration of all evidence and ceports ofEeced at seid hearing, does find and determine the follo~.ving facts: 1. Thet the proposed use is propecly one for which a Conditional Use Parmit is authorized by Code Section 18.40.060 to wit: establish a"self-•service" service statior with convenience item retail sales within 75 feet of a residenti-~l structure in the R-A, AGRICULTURAL, ZONE, 2, That the proposed use will adversely affect the adjoining land uses and the growth and development of the area in which it is ~roposed to be located. 3, That aoproval of subject petition would establish an undesirable precedent whereiii other service stations could request similar approval. 4. That the proposed use would he similar to previous requests from neighbor- hood grocery stores for permission to have gasoline pump islands. 5, That there are 24-hour groce~y store operations within one block of subiect property to adequately provide the necessary sundry items proposed to be vended. 6. TF~at although the petitioner indicated the Oil Company would not be leasing these self-service gasoline stations, initially there was na assurance that this would always be the case and the lessees couid, in all likelihood, increase the number of sundry items in excess of the six items stipulated by the applicant. CI-D ~ 1 ~ ~ ~ e ~ NOW, THEREFORE, BE IT RESOLVED that the Meheim City Planning Commission does hereby deny subject Petition for Conditionel Use Permit on the besis of the eforementioned findiags.
