JUAN CARATTINI, 1415 East Lexington, No. 5, E1 Cajon, California 92021; MR•. AND MRS, RAY BICKNELL, 9081 Lampson Avenue, Garden Gr~ve, Californi.a 92641, Owners; REV. HARLEY J. Thet the proposed use is properly one for which a Conditionel llse Pecmit is euthorized by Code Section 18,64.020(1-c and 1-f) - to establish a church with a pre-echool for 100 students with waivers of: a. SGCTION 18.16.060(4-a) - Maximum permitted structural height. (24 feet proposed; 10 feet permitted) b. SECTION 18.16.050(5-a) - Minimum front setbaclc. (20 feet propose3; 25 f_et required) 2. That the petitioner withdrew Waiver 1-b, above mentioned, and stipu.lated to com- plying with the required 25-foot setback. 3. That 'rlaiver 1-a, above mentioned, is hereby granteJ provided, however, that the City of Buena Park approves the proposed aetback from the single family eubdivision to the west of subject property. 4. That the proposed use, as approved, will not adversely affect the udjoining land uses and tlie growth and development of the area in which it ia proposed to be located. S. ' , NOTe', T9EREPORL•, BE IT RES~ED that the Anaheim City P'Lann~ Commission does hereby grant in i part subj2ct Yetition for Conditional Use Permit, upon the following conditions which are hereby found to be a necessary prerequisite to the propose~ use of the subject property in order to pre- serve the safety and general welfare of the Citizens of ~he Cit•y of Anaheim; (1) That the owner(s) of subject property sYiall deed to the City of Anaheim a strip of land 53 feeL in width from the centerline of the street along Ball Road for street widening purposes. (2) That a11 engineering requirements of the City of Anaheim along Sall Road, including pre- paration of improvement p12ns and installation of all improvements, such as curbs and gutters, sidewalks, street grading and paving, drainage facilities or other appurtenant work shall 'be com- plied with as required by the City Engineer and in accordance with standard ulans and specifica- tions on file in the office of the City Engineer; and that street li.ghting facilities along Ball Road shaY2 be insL-a11ed as required by the Director of Public Utilities and in ac~ordance with standard plsns and specifications on file in the office of the Director of Public Utilities; and that a bond in an amount and form satisfactory to the City of Anaheim shall be posted with the City to guarantee the installation of the above mentioned requirements. (3) That the owner(s) of subject property shall pay to the City of Anaheim the sum of 15 cents per front foot along Ball Road for tree planting purposes. (4) 'That trash starage areas ahall be provided in accordance with approved pians on file with the office of the Director of Public Works, (5) That fire h,;•draats shall be instalied as required and determined to be necessary by the Chief of the Fize Department. (6) That subject pruperty shall be served by underground utilities. (7) That these conditional use permit proceedings are granted subject to approval of the church use and specific developmeni standards by the City of Buena Park. (8) That the required water assessment fee shall be paid to the City of Anaheim, (9) That subject property shall be developed substantially in accordance with plans and specifications on fiYe with the City of Aaaheim marked Exhibit No. 1 provide~ however, that speci- fic alans of developmen~ sha'L1 be submitted to the Planning Commission for review and approval prior to issuar.ce of a bui.lding permit. (10) That Condition Nos. 1, 2, and 3, above mentioned, sha11 be complied with prior to the commencement of the activity authorized under this resolution cr prior to the time that the build- ing permit is issued or within a period of 180 days, whichever occurs first or such further time aa the Planning Commission may grant.
