V. NATION, P. O. Sox 5033, Anaheim, Cal.ifornia 92804, Agent, of certain real property situated in the City of Anaheim, County o£ Orange, State o£ California, described as the North one-half of Lot 3 of Golden State Tract No. 2, as per Map thereof recorded in Book 4, Page 68 of Miscellaneous Maps, records of said Orange County ; and WHEREAS, the City Plenning Commission did hold e public hearing at the City Hall in the City of Anaheim on February 7, 1972 , at 2:00 o'clock P.M., nolice of said public hearing heving been duly given as required by law and in eccordance with th° provisions of the Aneheim Municipal code, Chapter 18.64, to hear end considec evidence for and agair.st said proposed conditionel use and to investigete and make findings and recommendetions in connection therewith; end WHERCAS, said Commission, after due inspection, investigatica~, ~nd ''udy mede by itself and in its behalF, and after due considecation of all evidence and reports offered et caid haarind, ~" ° Eind ~nd detennine the following Eacts: 1. Thet the gcanting oE the Conditional Use Pertnit under the conditions imposed, if nny, will not be detrimental to the peace, health, safety, and general welfare of the Citizens of the City of Anaheim. 5. That the petitioner stipulated that the activity in the prooosed buildiny would be confined to tires, batteries and accessories sales, recreational vehicles accessories sales, and recreational vehicle servicing. 6. That the petitioner stipulated that all rr.pair work would be perform- ed ir.side the building, and that there would be no service to large trucks. 7, That no one appeared in opposition to the petiticn. Cl-G ~ 1 ~ ~ NOW, THEREFORE, BE IT RESOLVED that the Anaheim City Planning Commission does hereby grant subject Petition for Conditional Use Permit upon the follow- ing conditions which are hereby found to be a necessary prereq~iisite to the proposed use of the subject property in order to preserve the safety and general welfare of the Citizens of the City of Anaheim: ~ 1. That the owner(s) of subject property shall deed to the City of Anaheim a strip of laad 53 feet in width from the centerline of the street along State College Boulevard for street widening Z~urposes. 2. That all en.gineering requirements of the City of Anaheim along State Col3ege Bou3.evard, including preparation of improvement plans and installation of all improvements, such as curbs and gutters, sidewallcs, street grading and paving, drainage facilities, or other appurtenant work shall be complied with as required by the City Engineer and in accordance with standard plans and specifications on file in the office of the City Engineer; and tha`_ sCreet lighting facilities along State College Boulevard sha7,' be installed as required by the Di.rector of Public Utilities and in accordance with standard plans and specifications on file in the office of the Director of Public Utilities; and that a bcnd in an amount and form satisfactory to the City of Anaheim shall be posted with the City to guarantee the installation of the above mentioned requirements. 3. That the owner(s) of subject property shall pay to the City of Anaheim the sum of 15C per front foot along State College Boulevard for tree planting purposes. 4. That trash storage area~ shall be provided in accordance with approved plans on file with the office of the Director of Public Works. 5. That fire hydrants shall be installed as required and determined t~ be n~cessary by the Chief of the Fire Department. 6. That a 6-foot high masonry wall shall be constructed. around the proposed recreation vehicle storaqe area. 7. That all air conditioning facilities shall be properly shielded from view, and the sound buffered from adjacent properties. 8. That a parcel map to record the approved division of subject property be submitted to and approved by the City of Anaheim and then be recorded in the office of the Orange County Recorder. 9. That subject property shall be served by underground utilities. 10. That drainage ~f subject property shall be disposed of in a manner satisfactory to the City Engineer. 11. That subject property shall be developed substantially in accordance with plans and specifications on file with the City of P.naheim marked Exhibit Nos. 1 and 2. 12. That Condition Nos. 1, 2, 3, and 8, above mentioned, shall be com- plied with prior to the commencement of Y.he activity authorized under this resolution, or prior to the time that the building permit is issued, or within a period of 180 days, whichever occurs first, or such further time as the Planning Commission may grant. 13. That Condition Nos. 4, 5, 6, 7, 9, 10 and 11, above mentioned, shall be complied with prior to final building and zoning~ inspections. 14. That the activity in the proposed building shall be confined co tires, batteries, and accessories sales, recreational vehicle accessories sales, and recreational vehicle servicing. 15.
