T.ENZ, 930 South State College Boul.e~ard, Aneheim, Celifornie 928Q5, Owne*; S AND S CONSTRUCTION COMPANY, 8383 Wilshire Boulevard, Beverly Hills, California 90211, Agant of certain real property situated in the City of Anaheim, County ef Orange, State of California, described as Beginning at a pcint in the South boundary of Tract No. 2350, as shown on m~p recorded in Book 69, pages 45 to 47 inclusive, of Miscelleneous Mapa, records of said County, distant South R9° 58' 14" East 53.00 feet from t;~e centerline of State College Boulevard (formerly Placentia Avenue), said point being a point in the easterly line of se~d State College Boulevard, lU6 £eet wide; thence along said South tract boundary South 89° 58~ 14" Eest 661.12 feet to a point in the West boundary of Tract No. 6809, as ehown on map re- corded in IIook 266, pages 15 to 19 inclusive, of Miscellaneous Maps, recorde of said County; thence along said Weat tract boundary South 0° 05' 15" Weat 617.80 feet to a point in the Northerl~ sideline of Wagner Avenue, 90.00 feet wide, thence along said Northerly side line South 89 59' 32" Weat ~83.07 feet to the beginning of a tangent curve concave Northeasterly, having a radius of 25.00 feet, and being taagent at its terminus with ihe aforeseid East line of State College Boulevard; thence Westerly, Northwesterl; and Northerly along said curve 39.31 feet and through a central angle of 90° 05' 43"; thence tangent to said curve North 0° 05' 15" ~ast along said East line of State College Boulevard 593.15 feet to the point of beginning ; and WHEREAS, the City Plenning Commission did hold e public hearing at the City Hall in the City of Mahcim on Auguet 21, 1972, 7:3Do'clock P.M. notice of said public hearing heving been duly given es cequired by lew and in accocdance with the proviaiona of the Maheim Municipal Code, Chepter 18.72, to hear end consider evidence for and egainst said proposed reclassification and to investigete endmake findings endrecommendatione in connection therewith; and WHEREAS, said Commission, efter due inspection, investigetion, and study mede by itself and in its be- helE, end efter due consideretion of ell evidence and reporta offered et seid heering, does find end deternine the foliowing fects: 1. That the petitioner proposes e ceclessiEicetion of the ebove described propr.rty from the R-A, ~ AGRICULTURAL ZONE to the R-2, MULTIPLE FAMILY RESIDENTIA.L, ZONE. 2. That the proposed reciasaification is not in conformence with the land uae deaignation of the General Plan. 3. That there have been no land uae changea in the area to warrant favorable coneideration of an increase in density over that projected on the Generel Plan. 4. That the size and ahape o£ the parcel i.e auch that it can be subdivided for development with eingle family homea. 5. That no evidence wae presented to juatify conside:ation of an increase in density ae required by Code. 6. That 2 personrs appeared to represent 5 persone pre9ent in opposition; and that one peraon appeared in favor of subject pe*_ition. RD -1- ^ ~ ~ NOW, THEREFORE, BE IT RESOLVED that the Anaheim City Plenning Commission does hereby recommend to the City Council of the City of Aneheim thet subject Petition for Recleasification be denied on the basis oE the aforementioned findings.
