NU. 7~'~ 3'~ f ,. , . ~.T.-- •~ NOW, THEREFORE, BE ~ESOLVED that the Anaheim Clty Plenn~ Commission does heraby rernmmend to the City Council of the City oE Anaheim thet subject Petitlon foc Reclassification be approved end, by so doing, that Title 18-Zoning of the Anehrim Municlpel Co3e be emended to exclude the above described property from the R-A, AGRICULTURAL, ZGNE and to incorporate said described property into the R-2, MULTIPLE FAMILY RESIDENTIAL, ZONE upon the following conditions which are hereby found to be a neces- sary prerequisite to the proposed use of subject property in order to preserve the safety and general welfare of the Citizens of the City of A•uahei.m: (1) That a final tract map af subject property shall be submitted to and approved by the City Council and then be recorded in the office of the Orange County Recorder. (2) That trash storage areas shall be provided in accordance with approved plans on file with the office of the Director of Public Works. (3) That fire hydrants shall be installed as required and determined to be necessary by the Chief of the Fire Department. (4) That all air conditioning facilities shall be properly shielded from view, and the sound buffered from adjacent properties. (S) That the owners of subject property shall pay to the City of Anaheim the appro- priate park and recreation in-lieu fees as determined to be appropriate by the City Council, said fees to be paid at the time the building permit is issued. (6) Prior to the introduction of an ordinance rezoning subject property, Condition No. 1, above mentioned, shall be completed. The provisione or rights granted by this reso- lution shall become null and void by action of the City Council unles~ said condition is complied with within one year from the date hereof or such further time as the City Council may grent. (7) That Condition Nos. 2, 3 nnd 4, above mentioned, shall be complied with prior to final building and zoning inspections.
