LIPPITT, TRUSTEE, in care of Cliarles Lippitt, 14328 Victory Boulevard, Van Nuys, California 91401, Owner; ENVIROffi~1EPTfAL LBISURE CORPORATION, 126 North Euclid Avenue, Fullerton, California 9263'L, Asent of certain real property situated in the City of Anaheim, County of Orange, State of California, described as That portion of Lot 6 of South Placentia Tract No. 2, as shown on a Map thereof recorded in Book 5, page 42 of Miacellaneoue Maps, records of said Orange County, described as fo3.:awa: Parcel 1 as shown on a map £1~~?d in Book 42, page 21 of Parcel Maps in the office of the County Recorder of suid Orange County. Excepting therefrom Che Easterly 60,50 feet thereof ; end WHEREAS, the City Planning Commission did hold a public hearing at the City Hall in the City oE Anaheim on September 6, 1972, at 2:00 o'clock P.M., notice of seid public heacing havir.g been duly given es required by lew and in accocdence with the ptovisions of the Anaheim Municipel ~ode, Chepter 18.68,to hear and consider evideuce for and egainst said pcoposed veriance and to investigete and make findings and recommendations in connec- tion therewitn; end WHEREAS, said Commissi~n, efter due inspection, investigation, and study mede by itself end in its behelf, end after due consideration of ell evidence and reports offered at ~eid heacing, does find and determine the following facts: 1. Thet the requested variance is necessery for the preservation and enjoyment of e substantial property right possessed by other property in the snme vicinity and zone, end denied to the property in question. 4. That the requested veriance will not be meterially detrimental to the public wel(ere or injurious to the pmp- cRy or impcovements in such vicinity and zone in which the propetty is loceted. 5. That the proposed sign could be in conformance with the sign ordinance if the 60-foot ~trip ta the eest were dedicated and developed es a street, which in ~11 likelihood will, in thz future, ~ahen the landlocked parcel to Che south of said access is eventually develoued. V1-G -1- ~ ~ NOW, THEREFORE, BE IT RESOLVED thet the Aneheim CiQy Plenning Commission does hereby grent subject Petition for Variance, upon the following conditians which ace hereby foun3 to be a necessary prerequisite to the pro- pose~j use of the subject property in ocder to pceserve the sefety end generel welfare of the Citizens of the City of Anaheim: ~1) That adequate clearance of existing electrical lines shall be provided as required by the Ele:~:rical Division, Department of Public Utilities and the State of California G.0.95. (2) That aubject property shall be developed substantially in accordance with plans and specifications on file with the City of Anaheim marked Exhibit Nos. 1 and 2 provided, however, that the sign shall be placed at a location that will be in conformance with the sign ordinance at such time as the 60-foot st*Ip to the east is dedicated and developed as a street.
