AND CAROL A. WAGNER, 2338 E. ' ; end WHEREAS, the City Plenning Commissiort did hold a public hearing at the City Hall in the City of Anaheim on September 1R, 1972, at 2:00 o'cluck P.M. notice of seid' public hearing heving been duly given as required by law and in accordance with the provisions of the Anahe?~.i Municipal Code, Chapter 18.72, to hear end consider evidence for end against said ptoposed reclassification en~ to investigate and make findings and recommendetions in connection therewith; and WHEREAS, seid Commissioa, after due inspection, ilvestigatian, end study made by itself and in its behelf, end efter due consideration of all evidence end reports oEfered at said hearing, does find and determine the following fects: 1. That the petitianer pcoposes a reclessificetion of the above desc:ibed propedy from the R-A, AGRICULTURAL, ZONE to the R-1, ONE FAMILY RESIDENTIAL, ZONE. 2. ThaC the propased reclassification is in conformance with the land use designation ~f the General Plar.. 3. That the proposed reclassificetion of subject property is necessery end/or desireble for the orEerly end pro- pec development oE the community. 4. Thet the proposed reclassification of subject property does properly relete to the zones and their permitted uses locelly estebtished in close proximity to subject property and to the zones ond thel: permitted uses generally estab- lished throughout the community. 5. That the proposed recZassificstion of subject properl•y requires the dedication and improv~ment of abutting streets in accordance with the Circulation Efement of the General Plan, due tu the anticipal•ed increase in traffic, which will be generated by the intenaifi- cation of land use. 6. (5) Prior to the introduction of an ordinance rezoning aubject property, Condition Nos. 1, 2, 3, and 4, above mentioned, shall be completed. The provisions or rights gcanted by this resolution shall become null and void by action of the City Council unleas said condition~s bre complied with within one year from the date heseof or such further time as the City Council may grant.
