Thet the petitioner proposes a teclessiEicedou of the ebove described property Erom the R-A, AGRICUL- TURAL, ZONE to the C-1, GENERAL COMMERCIAL, ZONE. 2. That the propoaed reclaeaification is not in conformance with the Gene.ral Plan. 3. That eub,ject property could be ideaily developed with office buildings to con- tinue the pattern of office structures as exist to the south, rather than establishino ~. a service atation and convenience market on the property which woul.d be deCrimental to the aurrounding uses. 4. That the proposed ceclaasification of subject property ie not neceasar•,~ and/or desirable for the orderly and proper development of the community. 5. That the proposed reclaesification of subjedC property does not properly relate to the zonea and their permitted uses locally establiehed in close proximity to subject property and to the zones and their permitted uses generally estahlished throughout the community. 6. That the C-1 Zone would permit by ri'g"ht the establishment of a service atation on subject property, bat vhen the vacancy factor of over 15% of se~vice statione through- out Anaheim is considered and the fact that there are more than 21 service atations with- in 1~ miles of sub~ect property, the eatabliehment of another aervice atation in this area would appear to be poor planning. RD -1 ~ o~v-cs-e ~ ~ ~ NOW, THEREFORE, BE 1T RESOLVED that the Meheim ^~ity Planning Commission does hereby recommend to the City Council of the Clty of Aneheim that subje~t Petltion for Recleseification be denied on the besis of the aEorementioned findings.
