Thet the petitioner requests a varience from the Aneheim Municipel Code: Secticn '~8.04.075 - Requirement that lots rear upon arterial highways (Fcur side-cr. lots propcsed; side-on lots not permitted) 2. Tc:at *_?-~Are are nc exceptional or extraordinary circumstances or conditicns applicable to the property involved or to the intended use of the prcper.ty tnat do nct apply generall~ to the propPrty or class of use in the same vicinity and zcne. 3. Thac the re~uested variance is not necessary for the preservation and enjoyment of a substantial preperty right possessed by other property in the same ~:icinity and zone, and denied tc the property in question. 4. That tne iequested variance will be materially detrimental to the nublic welfare cz' injurious to the property or improvements in such vicinity and zcr.e in which the property is located. 5. That this propc5ed variance with side-on lots would oreate an extreniely dangerous piecedent as far as devel~pmer_t of the Canyon property is ce•r:cesr.ed. 6.
