RECOMMENDING TO THE C1TY COUNCIL OF THE CITY CF: ANAHF.IM THAT

WHEREAS, tbe City Planning Commission of the City oE Anaheim did cecelve e.vedfied Petition for Reclessifica-
tionfrom FRANK MULLER, Trustee, in care of Earl Miller, 6363 Sunset Boulevard, Hol2ywood,

WHEREAS, the City Plenning Commission did hold a public hearing at the Clty Hell in the City of Aneheim on
December 27, 1972~ , at 2:00 o'clock P.M. notice of seid public hearing having been duly given as cequired:_by
law end in eccotdence with the provisions of the Maheim Municipel Code, Chapter 18.72, to hear end consider evidence

WHEREAS, said„Commission, efter due inspection, investigeUon, end study mede by itself and in its behelf,, end
after due consIderation of all evidence end :eports offeted et Feid hearing, does find end de!ermine the following fects:
1. Thet the petltioner p:oposes a:eclassificetion of the above desc~ibed,propetty ftom the' R-A, AGRICULTURAL,
ZONE to the M-1, LIGHT IiJDUSTRIAL, ZONE.
2, That the proposed reclsssification is in conformance with the General Plan land
use designation.
3. That the proposed ceclessificetion of subject p:operty is necessery and/or desiwble tor the ocderly and ,pco- '
per deuelopment of the commuaity.
4. That the pcoposed recleasiEication of subject pcopetty does pmperly relate to the zones end ffieir permitted
uses locally esteblished•in close ptoxImity to subject p:opetty end to the zones and their permitted uses generally esteb-
lished throughout the community. ~
ENVIRONMENTAL IMPACT REPORT TINDING:
That the Planning Commission finds and determines that the propoeal would have nu signifi-
cant environmental impact and, therefore, recommends to the City Council that Exemption
Declaration Status be granted. ~ •

NOW, THEREFORE, BE I~ ESOLVED thet the Aneheim City Plean~ Cemmissioa doea heceby tecommmd
to the City Council of the City of Aneheim that aubJect Petltian for Reclaeai$cetion be approved end, by so doing,
thut Title 18-Zoniag of the Aneheim Municipal Code be emended to e:clude the above descdbed pmperty fmm the
R-A, AGRICULTURAL, ZONE and to incorporate said described property into the M-1, LIGflT
INDUSTRIAL, 20NE upon the following conditions mhich are hereby found to be a neceasary
prerequisite to the proposed use of sub3ect property in order to preserve the safety and
general welfare of the Citizens of the City of Anaheim:
(1) That trash storage areas shall be provided in accordance with approved plans on
file with the office of the Director of Public Works.
(2) That subject property shall be served by underground utilities.
(3) Thet the final parking plan shall be approved by the Development Services Depart-
ment and any landscaped areas in the parking area shall be protected with 6-inch high can-
crete curbs, and conerete wheel stops shall be provided for parking spaces as required by
the Development Services Department.
(4) That drainage of subject property shall be disposed of in a menner that is sat-
isfactory to the City Engineer.
(5) That Condition Nos. 1, 2, 3 and 4, above mentioned, shall be complied with prior
to final bui.lding and zoning inspections.
