WHER~AS, the City Planning Commission of the City of Anuheim did receive e verified Petition for Vedence

92805, Owners of certain real property sit•iated in the City of Anaheim, County
of Orange, State of California, described as beginning at a cement monument at
the intersection of W=_st South Street and South Lemon Street and running thence
Soutnwesterly along said center line of West South Strest., 185.37 feet; thence
Southeasterly, parallel cvith said center line of South Lemon Street, 249.15
feet; thence Northeasterly parallel with said center line of West South Street,

WHEREAS, seid Commissien, aFter due inspection, lnvestigedon, and study mede by Itself end in its behelf,
end aEter due consideration of r,ll evldence and repoRs offered at seid heering, does find and determine the following
facts:
1. 7het ihe petitioner reauests e vertence from the Anaheim Munlcipel Code as folloWS:
a. SECTION 18.24.030(3-b) - Meximum Rear Yard CovernRe. (35% permitted; 40%
propoaed)
b. SECTION 18.24.030 3-b - Minimum Required Rear Yard Depth. (10 feet required;
5 feet proposed)
2. Thet the petitioner proposee to construct e two-etory ad3ition to an existing eingle
family residence.
3. ThaC Waivers 1-a and 1-b, above mentioned, are hereby gran~ed on the basie that the
petitioner is providing idequate xecreation leisure space in the extreme'..y large front and
side yarda 'along both South and Lemon Streets.
4. That there are exceptianel or extreordlnery circumstences or conditions appltceble to the gtopetty involved

NOW, THEREFORE, BE IT RESOLVED thet the Anaheim Ci!y Planning Commission does hereby grent subject
Petition for Verience, upon the fullowing conditions which are hereby found to be a necessary prerequisite to the pro-
posed use of tl:e subject property in order to presecve the sefety and general welfare of the Citizens of thc City of
nnaheim:
(1) That subject property shall be developed aubstantially in conforrnace with plans
and specifications on file with the City of Ar,aheim marked Exhibit Nos. 1, 2, and 3.
