ALSO EXCEPT- ING THEREFROM the Easterly 84.5 feet thereof ; end WHEREAS, the City Planning Commission did hold a public hearing at the City Hall in the City'uf Anaheim on April 17, 1972 at 2:00 o'clock P.M., notice of said public hearing having been duly given as requiced by law and in accrordence with the provisions of the Anaheim Municipel code, Chepter 18.64, to hear end consider evidence for and egair.st said proposed conditional use end to investigate end make findings and recommendations in connection therewith; and WHEREAS, said Commission, after due inspection, investigetion, and study made by itself and in its behalf, and after due consideration of all evidence end reports oEfered at said hearing, does find and determine the following facts: 1. Thet the proposed use is properly one for which e Conditionel Use Permit is authorized by Code Section 18.64,020(1-c) to wit: establish an exiating church and Chriatian day school as conforming uses and permit Cheir expansion with waivers of: a. SECTION 18.16.050 4-b - Maximum permitted heit~ht. (20 feet proposed; ' 10 feet~peimitted) b. SECTIUN 18.04.030(a-13) - Minimum number of required parkinK stalls. (74 provi3ed; 94 required) 2. That the pcoposed use will nat ~3dvecsely effect.the edjoinir.g land uses end the gcowth and development of the erea in which it is proposed to be located. 3, That the size and shape of the r,ite proposed for the use is adequate to ellow the tull development of the pmposed use in e manner not detrimental to the particular area net to the peace, health, sefety, and general welEare of the Citizens of tha City o( Anaheim. 4. Cl-G ' 1" • ' NOW, THEREFORE, AE IT ~SOLVED that the Anaheim City Pla'~ning Commission doea hereby ~ grant subject Petition for Conditional Jse Permit, upon the following conditions which are hereby found to be a necessary prerequisite to the proposed use of. the subject property in order to preaerve the safety and general welfare of the Cit•izens of the City of Anaheim: (1) That the owner ehall dedicate to the City~ of Anaheim a 15-foot radius property line return at the southeast corner of Citron Street and Soutli Street. (2) That street lighting facilities along Citron Street and South Street shall be in- sta2led as required by the Director of Public Utilities and in accordance with standard plans and specificationa bn file in the office of the Director of Public Utilities; and that a bond in an anount and form satisfactory to the City of Anaheim ehall be poeted with the City to guarantee the in'stallation of the•above mentioned requirement. - (3) That the owners of subject property shall pay to the City of Anaheim Che sum of 15 cent~a per front foot along Citron Street for tree planting purposes. (4) xhat sidewalks shall be installed along Soutr Street, as stipulated to by the petitioner. (5) That trash storage areas ahall be provided in accordance with approved plane on file with the office of the Director of Public Works. (6) That all air conditioning facilities ahall be properly shielded :'~~m view, and the sound buffered from adjacent properties. (7) That the existing structure shall be brought u~ Co the minimum standards of the City of Anaheim, including the Unifo*m Building, Plumbing, Electrical, Housing, Mechanicel and Fire Codes as adopted by the City nf Anaheim. (8) That subject property shall be developed subatantially in accordance with plans and specifications on file with the City of Anaheim marked Exhibit Nos. 1, 2, 3, 4 and 5. (4) That Condit2on Nos. 1, 2, and 3, above mentioned, shail be complied with prior to the co~mnencement of the activity authorized urdP~~ this resolution or prior to the time that the building permit is issued, or within a pe~ ~f 180 days from date hereof, whichever occura first, or such further time as the Plan~ ..~g Commission may granC. (10) That Condition Nos. 4, 5~. 6~ 7 and 8, above mentioned, shall be complied with prior to final building and zoning inspections.
