R-A -1- ~ ~, , 1 • \ '1 , ~~l ~ 1 /~\ NOW, ~ ~ THEREFORE, BE IT RESOLVED that tbe Anaheim Ciry Plenning Commlaeion does hereby tecommend to the City Council of the City of Meheim that aubjecf Petition for P.eclaesi$eation be approved and, by so doIng, thet Title 1&ZonIag of the Aneheim Municlpal Code be amended to e:clude the above deacdbed propetty fmm !he R-A, AGRICULTURAL, ZONE and to incorporate said described property into the R-3, MUL'PIPLE FAMILY, ZONE upon the foll7wing conditiona which are hereby found to be a necessary pre- requisite to tiie proposed use oE subject property in order to preaerve the safety and ~en- eral welfare of the Citixens of the City of Anaheim: ~1) TFat traeh aCOrage areas shell be provided in accordance with approved plans on file with the office of the Director of Public Works. (2) That fire hydrants shall be installed as required and determined to Ue necessary by the Chief of the Fire Department. (3) That a•five-foot high earthen benn and five-foor to aix-foot masonry wall on top of the berm shall be constructed along the easterly property line provided, however, that any berming proposed on the freeway right-of-way shall be subject to the approval of Che State Division of Highways. (4) Thac all air conditioning facilities shall be properly shielded from view. (5) Tt~at subject property shall be served by underground utilities. (6) That the owners of aubjecC property shell pay to the City of Anaheim the appro- priate park and recreation in-lieu fees as determined to be appropriate by the City Council, said fees to be paid at the time the building permit is issued. (7) That drainage of subjact property shall be dieposed of in a manner approved by the City Engineer. (8j That Condition Nos. 1, 2, 3, 4, 5 and 7, above mentioned, shall be complied with prior to final building and zoning inapections.
