PC73-104 A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM THAT PETiTION FOR CONDITIONAL USE PERMIT NO. 1~96 BE GRANTLD WHEREAS, the City Plenning Commission of the City of Aneheim did ceceive a verified Petition for Conditional Use Pecmitfrom GIBSON GREETING CARDS, INCORPORATED, 1500 South Anaheim Boulevard, Anaheim, California 92803, Owner; WALTER K. NEILL, 2121 Campus Drive, Suite C, Irvine, California 92664, Agent of certain real property situated in L•he City of Anaheim, County vf Orange, State of California, described as The North 15 acres of the East 33.10 acres of the north- west quarter of the southwest quarter of Section 23, Township 4 South, Range 10 West, in the Rancho San Juan Cajon de Santa Ana, as said section is shown on a map recorded in Book 51, page 10 of Miacellaneous Maps, in the office of the County Recorder of said County. ~XCEPT therefrom an undivided one-half interest in and to the strip or parcel of land in the northeast corner of eaid 15 acres described as being at the northeast corner of said 15 acre tract, and running thence South along the east line thereof, 68.00 feet; thence West ac ri.ght angles to said East line, 35.0(~ feet; thence North and par.allel to said East line 68.00 feet to the North line of said tract; thence East 35.00 to the point of begin- ning ; end WHEREAS, the City Plenning Commission did hold e public hearing et the City Hall in the City of Aneheim on May 14, 1973, at 2:00 a'clock P.M., notice of said public heacing having been duly given as required by lew and in acrnrdence with the provisions oE the Aneheim Municipal code, Chapter 18.64, to heac end consider evidence for and agair.st seid proposed conditionel use end to investigate end meke Eindings and recommendetions in connection therewith; and WHEREAS, said Commission, a[ter due inspection, investigation, end study made by itself and in lts behnlf, and efter due consideration of ell evidence and reports offered at said hearing, does find and detecmine the following fects: 1. Thnt the proposed ua~e Is properiy one for which a Conditionel Use Permit is authorized by Code Section' 18.64.020(1-f) to wit: establiah a private educational instituti:on in addition to an exiat- ing industrial use on subject property. 2. That the proposed use will not adversely effect. the edjolning land uses end the growth and development oE the area In which it is proposed to be located. 3. Tliet the size and shape ot the site prnposed (ar tha use is ade;uete to ellow the full development oE the proposed use in a ma~ner not detrimental to the pnrticular area nor to the peece, health, sefety, and generel welfere oE the Citizens oE the City oE Aneheim. 4. That the grenting oE the Conditionel Use Peanit under the conditions imposed, if any, will not be detrimentel to the peace, heelth, safety, end general wel(are of the Citizens oE the City of Anaheim. ENVIfiONMENTAL IMFACT REPORT FINDING: That the Planning Commission, in connection with an Exemption Declasation Status request, finds and determinea that the proposal would have no Aignifiaant environmental impact and, therefore, recommends to the City Council that no Environmental Impact Statemenl• ia necessary. Cl-G ' 1" 0 ~ ~ NOW, THEREFORE, BE IT RESOLVED thet the Aneheim Ctty Pleaning Commission does hereby grent subjeet Petition for Conditional Use Permit, upon the following conditions which are hereby found to be a necessery prerequisite to the proposed use oE the subject property in ocder to pceserve the sefety and general welEere oE tha Citlzens oE the City of Aneheim: (1) That subject property shall be developed substantially in accordance with plans and cpecifications on file with the City of Anaheim marked Exhi'.+it Nos. 1, 2, 3, and 4.
