That the petitioner proposes a redessiEicetion of the ebove descr~bed property from the R-2~ MULTIPLE FAMILX RESIDENTIAL, ZONE to the C-1, GENERAL COMMERCIAL, 20NE. 2, Thet Lhe proposed reclassification is not in conformance with the land use designations of the General Plen. 3. That the proposed reclassification would be "spoC zoning" in an area p=imarily developed for residential purposea to the south, north and eaat, end that the existing street serves as a natural dividing line between existing industrial developmenLā€¢ and the er.isting residential uses. 4. That approvaY of the proposed reclassification would establiah an undesirable precedent encouraging requests fos continued comr~ercial uses along both sides of Broadway, thereby deterringā€¢rededelopment of the Center City'Area. 5. That the proposed use would nut be compatible with the exieting residential usec long establiahed in this area. 6. That the proposed reclaseification of subject property is not necessary and/or de3irable for the orderly and proper dPVelopment of the community. 7. That the proposed reclassification of subject property does not properly relate to Ghe zones and their permittad uses locally established in close proximity to subject property and to the zones and their permitted usea generally established throughout the co~nunity. NOW, THEREFORE, ~E IT RESOLVED that the Anahelm City Plenning Commlaslon does here~y recommend to the City Council of the City of Anaheim that subject Petition for ReclassificeUon be denied on the besis of the aforementioned findings.
