WHEREAS, the City Planning Commission oE the City of Anaheim did initi8te .8 ue=i£ied:l'etitlen~'for
Reclas'sification of certain real property situated in the City of Anaheim, County of Orange,
State of Califarnia, as described in Exhibit "A" attached heret:o and referred to herein as
though set forth in full
; and
WHEREP.S, the City Plenning Commission did hold a public hearing et the City Hall in the City of Aneheim on
July 23, 1973, at 2:00 o'clock P.M. notice of said public hearing heving been duly given as required by
law and in accordance with the procisior.s of the Aneheim Mlnicipal Code, Chapter 18.72, to hear end consider evidence
for and against seid proposed reclassificatioa and to investigr+te end meke findings end recommendatlons in connection
therewith; end
l9HEREAS, said Commission, after due inspection, investigation, and study made by itself end in its behelf, ond
after due consideration of ell evidence end :epocts offered et seid heering, does find and determine the follawing faets:
1. Thetthe~Planning'Co~ission.propos~s.a:.reclassi£se~tion=of the above described prop-
erty fr.om the County~of Orange R3, Multiple Femily, DisCrict to City of 9nahDistxict to CityE
FAMILY RESIDENTIAL, ZONE for Po'rtion 1; County of Orange R1, Single Family,
of Anaheim R-1, OIdE FAMILY RESID~NTIAL, ZONE for Portion 2.
'L, That the Commission proposes to establish compArable City of Anaheim zoning on the
property at such time as the property is annexed into the City of Anaheim; and that the
owners of the property have already requested recl8ssification of the proprerty to co~ercial
professional office use for the property which would be comparable with the land use designa-
tion of the General Plan.
3. That the proposed reclassification of subjeot pcoperty is necessery and/or dasireble for the ordecly end pro-
pec development of the community.
4. Thet the pcoposed reclassiflcation of subject propedy does pmperly telete to the zones and their permltted
uses locelly established in close pcoximity to sabject property and to the zones end their permitted uses generally esteb-
lished thcoughout the cammunity.
5. That one peracn appeared, representi.ng te~(10) pErsons presettt in the Council
Chamber, in opposiCion to subject petition.
~,NVTRONMENTAT. IMPACT REPORT FINDING:
That the Planning Commisaion, in conr_ection wi~,h an Exe.~ption Declaration~Status requeat,
finds and determines that the proposal would have no s*.gnificant environmental impact and,
therefore, recommends to the City Council that no EnvironmenCal Impact Statement is necessary
