Thet there a:e exceptional or extreordinary circumstences or conditions applicable to the property involved or to the intended use oE the property that do not epply generelly to the property or cless of use in the seme vicinity and zone. 3. That the requested verience is necessery for the preservation and enjoyment oE a substentiel property right possessed by other property in the seme vicinity and zone, end denied to the propecty in question. 4. That the requected veriance will not be m:terially detrimentel to the public welfate or injurious to the prop- erty or impcovements in such vicinity and zone in which the property is located. ENVIRONPIENTAL VMPACT REPORT FINDING: That the Planning Commission, in connection.with an Exemption Declaration Status request, finds and determines that the proposal would have no significant environmental impact and, therefore, reconi~~ends tothe City Council that no Environmental Impact Statement is necessary. V1-G -1- ~ C ATOW, THEREFORE, BE IT RESOLVED thet the Aneheim City Plenning Commission does hereoy grant subject Petition for Variance, upon the following r.onditions which are herehy found to be a necessary pcere~uisite to the pro- posed use of the subject property in order to pceserve the safety and generel welface of the Citizens oE the Clty of Anah~;im: (1) That adequate clezrance of existing electrical lines shall be provided as required by the Electrical Divis3o~, Department of Public Utilities, and the State of California G.O. 95. (2) That subject property shall be developed substantially in cor.formahce with Flans and specificat~ons on file with the City of Anaheim, marked Exhibit Nos. 1 atid 2.
