Thet there ere exceptional or extcnordinary circumstances or conditlons applicable to the property involved or :o the intended use of the property thet do not epply generelly to the property or cless of use in the seme viclnity end zone. 3. Thet the requested varience is necessary for fhe preservetion and enjoyment of a su6stentiel property cight possessed by other property in the seme vicinity end zone, and denied to the ptoperty in question. 4. That the requested varience will not be materielly detrimentel to the public welfate or injuriaus to the pmp- erty or i~npcovements in such vicinlty and zone in which the property is loceted. S. That the petitioner st•Lpulated there would be no greeting card sales. 1-G -1- ~ ~ ENVIRONMENTAL IN:PACT REPORT FINDING: That the Plan.ning Gommission, in connection with an Exemption Declaration Status request,finds and determir~es that the propooal would have no significant environmental impact and, therefore, recommends to the City Cour.cil th&t ro Environmental Impact Statement is necessary. :QOW, THEREFORE, BE IT T2ESOLVED that the Anaheim City Planning Commission do~s hereby grAnt subject Petition tor Variance, upon the following conditions which are hereby found tn be a necessary prerequi.aite to the proposed use of the subject property in order to preaerve the safety and genera7. welfare of ~he Citizena of the City of P.naheim: (1) That the sidewalks shell be installed along Kraemer Boulevard as required by the City Engineer and in accordance with standard plane and specifications on file in the office of the City Eng,ineer. (2) Tl~at the owner(s) of subject property shall pay to the City of Anaheim the sum of $2,00 per front foot elong Kraemer Boulevard for street lighting purposes. (3) TBat trash storage arees shall be provi3ed in accordance with approved plans on file with the office of the DirecCor of Psblic Worka. (4) Thac fire hydrants shall be inatslled and charged as required and determined to be necessary by the Chief of the Fire DepsrCment. (5) That all air conditioning facilities sha7.1 be properly shielded from view, and the seund buffered from adjacent propertaea. (6) That ssbject property ahaYl be served by underground utilities. (7) That the final parking plan shall be approved by the Development Services Depert- ment, and nny landscaped areas in the parking area shall be orotected with six-inch high con- crete curba, and concreCe wheel stopa shall be provided for parking apacea, (8) That thia varience is grented subjecc to Che completion of Reclassification No. 61-62-69, now pending. (9} °ThaC drainage of subject property shall be disposed of in a manner that is satis- factory to the City Eng3neer, (10) That appropriate water asr+essment fees as determined by the DirecCor of Pablic Utilities ahall be paid to Che City of Anaheim prior to the issurance of a building permit.
