That the petitioner requests vaiiances from the Anah~i.m Municipal Code as follnws to estab- lish 245 R-I zor.ed lots within three tracts: a. SECTIUN 18.24.030(4)(a) - M:nimum Zot area. That the petitioner` stipulated to complying wiCh the~pad area requirements of the RS-5000 zone. 7, That one person, representing members of a homeowners association, sppeared in opposition, ENVIRONMENTAL IMPACT REPORT FINDING: That the Planning Commission in connection with the filing of Environmental Impact Report No. 98, finds and determines that the E.I.R. Review Committee determined that the Repart is adequate as an informative document and follows the City's established guidelines, and that there would be no significant adverse environmental impacts; therefore, the Plannin;e Commission recommends to the City Couacil that said report be adopted as the Council~s Environmental Impact Statement. NOW, THEREFORE, BE IT RESOLVED that the Anaheim City Planning Coimnission does hereby grant in part subject Petition for Variance, upon the following conditions which aCe h~•reby found to be a necessary prerequisite to the proposed use of the subject property in order to preserve the safety and general welfare of the Citizens of the City of Anaheim: (1) That this variance is granted subject to the approval of Tentative Tract Nos. 3375, 8376, and 8377 and Reclassification No. 71-72-44. (21 That aubject property shall be developed cubstantially in accordance with plans and specifications on file with the City of Anaheim marked Exhibit Nos. 1, 2, 3, and 4 provlded, however, that garage setbacks she12 be in conformance with the site development standards of the R-1 Zone. (3) That all building pad areas shail be in conformance wiCh the formula established for pad areas in the RS-5000 Zone, wherein for each additional bedroom ovar three, a mini- mum of 850 square feet shall be provided, as stipulated to by the developer.
