That the requested variance, as granted, will not be materially detrimental to the public welfare or injurious to the property or improvements in such vicinity and zone in which the properry is located. 8. That the p_titioner stipulated to maintenance of the landscaping ~nd thrt it would be made a part of the lease of the property. ENVIRORr1ENTAL IMPACT REPORT FINDING: That the Planning Commission, in connection with An Exemption Declaration Status request, finds and determines that the proposal would have no significsnt environmental impact and, therefore, recommends to the City Council that no Environmental Impact Statement is nec- essary. NOtd, THEREFORE, BE IT RESOLVED that the Anaheim City Planning Co~mnission does hereby grantin 'part subject PetiCion for Variance, upon the following conditions which are hereby found to be a necessary prerequisite to the propoced use of the subject property in order to preaerve the safety and general welfare of the Citizens of the City of. Anal:eim: (1) That subiect property shall be developed substantially in conf.ormance with plans and specif'_cations on Eile with the City of Anaheim marked Exhibit Nos. 1 and 2. (2) That in order to determine whether any adverse effect will resuit from granting of subject patition, the Ylanning Commission grants a one year time limitation, after which time consideration may be given to whether the waivers 'should be extended.
