Thet the proposed reclessiEicetion of subject pcopecty does properly relate to the zones and their pecmitted uses locelly established in close proximity to subject oroperty end to the zones end thelr permitted uses generally estab- lished thioughout the community. 5:'.That although Conditional Use Permit No. 134 permitCed the establishment of a motel on suUject property, it is deemed that a travel agency proposed in conjunction with the motel would be a reasonable and compatible use, aince the Commerciel Recreation Zone per- mitted by right the combination of motela or hotels and travel agencies in conjuncCion; however, if anything other than the flotel and accessory travel agency is proposed, even though the property is proposed for C-1 Zoning, the aforemenCioned C.U.P. would have to be considered for any other use by the P].anning Commission. • ENVIRONMENTAL IMPACT REPOR~ FINDING: That the Planning Commission, in conaection with san Exemption Declaration Status request, finds and determines that the proposal would have no significattt environmental impact and, therefore, recommende to the City Couttcil that no Environmental Impact Statement is necessary. NOk', THEREFORE, HE IT~OLVED that the Aneheim City Plennir~ommission does hereby tecommend to the City Council of the City o neheim thet aubject Petition for Reclaes~caEion be approved end, by so doing, that Title 1&Zoning of the Aneheim Municlpal. Code be emended to exalude the ebove descxibed property from the R-A,,AGRICULTURAL, ZONE and tc incorporate said described property into the C-1, GENERAL COMMERCIAL, ZONE, ~pon the following conditions which are hereby found to be a necessary Frerequisite to the proposed use of subJect property in order to preserve the safety and general weifare of the Citizens of the City of Anaheim: (1) That street lightf.ng facilities along Lincoln Avenue shall be instelled as re- quired by the Directo.r of Public Utilities, and in accordance with standard pIans and speci- fications on file in the ofiice of the Director of Public Utilities; and that a bond in an amount and form satisfactory to the City of Anaheim shall be posted with the City Co guaran- tee the instal'!ation of the above mentioned requirements. (2) That the owner(s) of subject property shall pay to the City of Anaheim the sum of 60 cents per front foot along Lincoln Avenue for tree planting purposas, (3) That a six-foot r~asonry wall shall be constructed along the north and east prop- erty lines where subject property abuts a single family residential parcel. (4) That ail air conditioning facilitLes shall be properly shielded from view, and the sound buffered from adjacenl- properties, (5) That drainage of su~ject property shall be disposed of in a manner that is sat- isfactory to the City ~ngineer. (6) Prior to the introduction of an ordinance rezoning sub~ect property, Condition Nos.
