PC73-224 A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM REAFFIRMING ACTION TAKEN ON AREA DEVELOPMENT PLAN NQ. 112, EXHIBIT "A" THERETO WHEREAS, the Anaheim City Planning Commission on July 23, 1973 in Resolution No. PC73-164, approved Area Development Plan Nv. 112, Exhibit "A~'; and WHEREAS, the City Council on August 28, 1973 at their public hearing referred subject area development plan back to the Planning Commission for further study based upors a petition submitted by several affected property owners; and WHEREAS, the City Planning Commission did hold a public hearing at the City Hall in the City of Anaheim on October 1, 1973, at 2:OU o'clock P.M., notice of said public hearing having beenduly given as required by law and in accordance with the provisions of the Anaheim Municipal code, to hear and consider eviden~e for and against said proposed area development plan and to investigate and make findings and recommendations in connection therewith; and WHEREAS, said Commission, after due inspection, investigatior, and study made by itself and in its behalf, and after due consideration of all evidence and reports offered at said hearing, does find and determine the followiny facts: 1, That the proposal by some of the affected property owners presented to the City ~uggested incorporation of an additional tier of lots adjacent to those lots fronting on both sides of Brookhurst Street to provide for required parking and adequate on site cir- culation. 2, That even though those properties along both sides of Brookhurst Street had been zoned by the County f~r residential-professional use, there had been no attempt made to project land assembly of these lots, nor was there any interest exhibited to exYend the commercial land use designation for another tier of lots, particularly since the fair market value of the residential lots would be relatively high and would not necessarily encourage or act as a catalyst for comprehensive land assembly. ~ 3, That commercial development of single lots fronting on Brookhurst Street is not impossible, since it has been done in tiie past, although generally not in a manner that Hould be in accord with the City Zoning Ordinance due to on-site traffic circulation and parkin9 problems. 4. That although staff had presented three alternatives for resolving secondary circulation Exhibit "A" as orainally recommended for adoption by the Plann.ing Commission is still the acceptable alternative. 5. That all but one of the representatives of the single family residences affected by possible inclusion of a second t~er of lots foa~ commercial purposes requested that the existing circulation be retained as well as the existing single family zoning of the prop:.rt ies. NOW, THEREFORE, BE IT RESOLVED, that thE Anaheim City Planning Commission does hereby reaffirm their recommendation of adoption of the City Council of the City of Anaheim uf the circulation plan for the study in Exhibit "A'0 of Area Development P1an No. 112.
