That the petitioner stipulated that the entire property, both that upon which the proposed use is planned and the area to the south, would be cleaned up and debris removed. 9. That the petitioner stipulated that they would not store or sell used passenger cars, traded in for campers and motorhomes, on the property. 10. That the petitioner stipulated that no overnight camping or sleeping would be permitted on the property. 11. That the petitioner stipulated that rental trailers shall be displayed and stored in the service storage area at the south end of subject property. 12. That the petitioner. stipulated that landscaping would be installed along the Santa Ana Freeway~ 13. That the petitioner stipulated that the trailer would be used for office purposes for a maximum of one year. 14. That three (3) persons appeared before the Commission to express the'r concerns re- .garding.the.effects.•the proposed development would have on the single,family su~bdivision;and commercial-recreation uses in this area. 15. That the Planning Commission determined that the property s:~ould remain in the M-1 Zone so that a precedent wouid nof be establish £or allowing this L•ype of use in the C-R Zone. ~IOW THEREFORE, BE IT RESOLVED that the Anaheim City Planning Commission does hereby grant~~db~~~~ Petition for Conditional Use Permit, upon the follc~wing conditions which are hereby Eound to be a necessary prerequisite to the proposed use of the subject property in order to preserve the safety and general welfare of the Citizens of the City of Anaheim: (1) That the owner(s) of subject property shall deed to the City of Anaheim a stri.p of land 60 feet in width from the centerline of the street along West Street from the south property line to a point 122 feet north of the centerline of Hampshire Avenue and a strip of land 57 feet in width from that point northerly for street widening purposes. (2) That all engineering requirements of the City of Anaheim along West Stree~ in- cluding preparation of improvement plans and installation of all improvements, such as curbs and gutters, sidewalks, street grading and paving, drainage facilities, or other appurtenant work shall be complied with as required by the City Engineer and in accordance with standard plans and specificstions on file in the office of the City Engineer; and that street lighting facilities along West StreeC sha12 be installed as required by the Director of Public Utilities and in accordance with standard plans and specifications on file in th~ office of the Director of Public Utilities; and that a bond in an amount and form satis£actory to the City of Anah@im shall be posted with the City to guarantee the installation of the above mentioned requirements. ..(3) That trash storagE areas shall be provided in accordance with approved plans on file with the office of the Director of Public Works. (4) That fire hydrants shall be installed and charged as required and determined to be necessary by the Chief of the Fire Department prior to commencement of structural framing (5) That all air conditioning facilities sAall be properly shielded from view, and the sound buffered from adjacent properties. (6) That a parcel map to record the approved division of subject property be sub- mitted to and approved by the City of Anaheim and then be recorded in the office of the Orange County Recorder. (7) That any exterior lighting shall be directed in a manner so as nor to create problems for freeway traffic or create a nuisance to adj~cent residential properties. (8) That subject pc•operty shall be served by underground utilities. (9) That the final parking pZan shall be approved by the Development Services Depa~t- ment and any landscaped areas in the parking area shall be protected with six-inch high s:osi- crete curbs, and concrete wheel stops shall be provided for parking spaces. (10) Tt~at a six-foot masonry wall aha13 be ~onstructed along the south property 1ine, as stipulated by the patitioner. (11) That drainage of sub3ect property shall be disposed of in a manner that is sat- isfactory to the City Engineer. (12) That subject property shall be developed substantially in accordance w`_th plans and specifications on file with the City of Anaheim marked Exhibit Nos. 1, 2, 3, 4, and 5 provided, however, that 15-gallon trees on 20-foot centers shall be planted ~+long the south property line adjacent to the required six-foot wall, and l•hat plans for landscaping along the freeway frontage shall be submitted to the Planning Commission for approval.
