NOW, THEREFORE, BE IT RESOLVED that the Anaheim City Planning Commission does hereby recommend to the City Council of the City of Anaheim that subject Petition for Reclassifica- tion be approved and, by so doing, that Title 18-2oning of the Anaheim Municipal Code be amended to exclude *_he abovE siescribed property from Che R-A, AGRICULTURAL, ZONE and R-1; ON~ FAMILY R~SIDENT:A=, 20NE and to incorporate said described property into the C-0, COM- MERCIAL OFFICE, ZO`;~., ~-~~~1 the following conditions which are hereby found to be a necessary prerequisiYe to t~~~ '~r.o:~_~d use of subject property in order to preserve the safety and general welfare o` +'' %~':~':%zens of the City of Anaheim: (1) That prior to t}~~: intr:.iuction of an ordinance rezoning Lot No. 50 of Tract No. 1691 to the C-0, CUMMERt:I~?L OrrtCE, ZONE written evidence shall be submitted to the City of Anaheim indicating that Anaheim Memorial Hospital is, in fact, the legal owner of said Lot No. 50. (4) That Che owner(s) o£ subject property shall pay to the Ci.ty of Anaheim the sum of 15 cents per front foot along La Palma Avenue, Lombard Drive, La Palma Circle, and Her- mosa Drive for tree planting purposes. (5) That all public streeta within the confines of khe developmEnt proposal shall be abandoned in accordance with procedurea established by the City of Anaheim. (6) That a reversion to acreage map shall be submitted to and approved by the City Council and then be recorded in the office of the Orange County Recorder. (7) That Coveneats, Conditions and REStrictions applicable to all R-1 parcels acquired by Anaheim Memorial Hospital shall be amended to the satisfacL•ion of the City Attorney's Office and such amendments shall be recorded in the office of the Orange County Recorder. (8) That a six-foot mae~nry wall shall be construction in conformance with the re- ~uirements of the C-0 2one, except as waived under Chis variance application. (9) That trash storage areas aha11 be provided in aacordance with approved ,lar.s on file with the office of the Director of Public Works. (10) That fire hydrants ahall be insCalled and charged as,required and d~termine~l t^ be neceasary by the Chief of the Fire Department prior to commencement of str.uctural framinv, (11) That all air, conditioning fscilities shall be properly shielded Erom view, a'ad the sound buffered from ad~acent properties. (12) ThaC any parking area lighting shall be installed in such a manner as to be directed away from any abutting parcels. (13) That subject property shall be served by underground uCilities. (14) That a cul-de-sac ahall be provided at the terminus of Lombara Drive and Hermosa Drive, sub,ject to the approval of the City Engineer, (15) That the final parking plan ahall be approved by the Development Services Depart- ment, and any landscaped areas in the parking area shall be protected with six-inch high concrete curbs, and concrete wheel atops shall be provided for parking spacea.
