NEUMAN, 1111 Wese Lincoln Avenue, Anaheim, California 92805, Owner of certain real property situated in the City of Anaheim~ County of Orange, State of California, des- cribed as Lot Nos. 22, 23, 24, and 25, of Block 4 of the•Oppenheimer'and Sumiaetfield Sub- division as recoriled in Miscellaneous Records of Los Angelea County, Book 19, Page 44 ; and WHEREAS, Lhe City F~lanning Commission did hold e public hearing at the City Hall in the City of Aneheim on April 30, 1973, at 2:00 o'clock P.M., notice of said public hesring i.?ving been duly given as required by law and in eccordence with the provisions oE the Aneheim Municipel Code, Chapt~~r 18.68,to hearend canslder evider.ce for and u~ainst said proposed varience end to investigate and meke findings an~9 recommendations in connec- tion therewith; end WHEREAS, seid Commissinn, efter due inspection, investigati~n, and study made by itself end in its behalf, and after due consideration of all evidence and reports offeced et rseid hearing, does find and determine the following (acts: ~ ~ 1. Thet the petitioner reauests a variance from the Aneheim Municipnl Code as follows: SECTION 18.44.010 - Permitted uses. ".(To"allow expansion of a nonconforming auto ~epair garage. 2. That the petitioner pr~poses te develop an office and storage addition to the exist- ing automobile repair shop. 3.. That there are exceptional or extreordinary ciccumstences or conditions applicable to the property involved or to the intended use of the property that do not apply generally to the property or class of use in the same vicinity and zone. 4.• That the cequested variance is necessery for the preservation and,enjoyment of e substentiel prope~ty right possessed by other property in the same vicinity end zone, and denie~ to the propedy in question. 5'.. That the requested varience will not be metecially detrimentel to the public welfete or injurious to the prop- ehy or impcavements in such vicinity and zone in which the property is loceted. ENVIRONMENTAL IMPACT REPORT FINDING: That the Planning Comm:ssion, i:n.connection with an Exemption Declaration Status requesl•, finds and determines that the proposal would have no significant environmental impact and, therefore, recommends to the City Council that no Environmental Impact Statement is necessary.
