Vander Boom and wife recorded May 26, 1959 in Book 4728, page 143 of said Official Records; thence along the Northerly line of said last mentioned land North 89° 47' 27" East 175•00 feet to said Easterly line of Section 19; thence along said last mentioned Easterly line North 0° 12° 33" West 239.34 feet to the point of beginning ; and WHEREAS, the City Planring Commission did hold a public hearing at the City Hall in the City of Aneheim on May 14, 1973, at 2:00 o'clock F.M., noiice of said public heacing having been duly given as required by law and in acrncdance with the provisions oE the Anaheim Municipal code, Chapter 18.64, to hear and consider evidence for and agair.st seid proposed conditional use and to investigate and make findings and recommendations in conaection therewith; and WHEREAS, said Commis~ion, after due inspection, investigation, and study made by i!self and in its behalf, and a[ter due considewtion oE all evidence and reports offered at seid hearing, does find end determine the following Facts: 1. That the proposed'use is propecly one for which a Conditional Use Pecmit is liuthorizedb~ Code Section' 18.64.020(3-c) to wit: establish an animal hospital. 2. That the ocoposed use will not adversely affect. khe adjoining land uses and the growkh and development uE the area in which it is proposed to be located. 3. That the s:ze and shape o[ the site pcoposed for the use is adequate to allow the full development of the pmposed use in a manner not detrimental to the particular area nor to the peace, health, sefety, end general welface of the Citizens ef the Ciry of Anaheim. 4. That the granting of the Conditional Use Permit under the condihions imposed, if any, will not be detrimental to the peace, health, safety, and genecal welfare oE the Citizens of the City oE Anaheim. 5. That two persons appeared representing three persona present in the Council, all in opposition. ENVIRONMENTAL IMPACT RFPORT FINDING: That the Planning Comwission, in connection with an ~xemption Declar.ation Status request, finds and determines that the proposal would have no significant environmental impact and, therefore, recommend~ to the City Council that no Environmental Impact Statement is necessary. Cl-G ~ 1 J ~ ~ w,~ NOW, THEREFORE, BE IT 22ESOLVED that the Anaheim City Planning Commission does hereby grant subject Petiticn for Conditionel Use Permit, upon the following conditions which ere hereby found to be a necessery pcerequlsite to the pcoposed use of the subject property in order to preserve the safety and genecel welfece of the Cztizens of the City of Anaheim: (1) Tfiat this Conditional Use Permit is granted subject'to the completion of Reclassi- fication No. 72-73-44, now pending. (2) That appropriate water a~sessment fees as determined by the Di.rector of rublic Utilities shalJ. be paid to the City of Anaheim prior to the issuance of a building permit. (3) That subject property shall be developed subctantially in accordance with plans and specifications on file wit~i the City of Anaheim marked Exhibit Nos. 1, 2, 3, and 4. provided, however, that 15-gallon trees planted on 20-foot centers, with appropriate irri- gation facilities, shall be installed and maintained along the west property line prior to final building and zoning inspections.
