(5 lots proposed to front on an arterial highway) 2, That the above-mentioned waiver is hereby, granted on the basis that the hillside topography and large lot sizes justify deviation from the "flat land" development standards as delineated in the RS-HS-22,000 Zone. 3, That there are exceptional or extraordinary circumstances or conditions applicai:~e to the property involved or to the intended use of the property that do not appPy 3enerally to the property or class of use in the same vicinity and zone. 4. That the requested variance is n~:cessary for the preservation and enjoyment of a subs*_antial property right possessed by other property,in the same vicinity and zone, and denied to the property in question. . 5. That the requested variance will not be materially detrimental to the public welfare or injurious to the property or improvements in such vicinity and zone in which the property is located, , 6. That no one indicated their presence at said public hearing in oppos~tion, and no correspondence was received in opposition to subject variance. ENVIRONMENTAL IMPACT REPORT FINDING; • That E~vironmental Impact Report No. 111, suppl.ementing master EIR No. 0, having been considered this date by the City Planning Commission and evidence, bo~h written and oral, having been presented to supplement the draft of EIR No. 111, the City Planning Commission believes that said dr.aft EIR No. 111 does conform to the City and State Guidelines.and the State of California Environmental Quality Act and, based upon such information, does hereby recommend to the City Council that they certify said EIR No..lll is in compliance with the California Environmental Quality Act, -2- RESOLUTiOh N0. PC75-108 ~ ~ NOW, THEREFORE, BE IT RESOLVED tha~ the Anaheim City Planning Commission does hereby grant subject Petition for Variance, upon the followin9 conditions which are hereby found to be a necessary prerequisite to the proposed use of the subject property in order to preserve the safety and 9en~ral welfare ~f the Citizens of the City of Anaheim: 1. That this Variance 9s granted subject to the completion of Reciassification No. 73-74-28, now pending. • 2. That subjecr property shall be ds.veloped substantially in accordance with plans and spec+fications on file with the City of Anaheim marked Exhtbit No..l.
