WFIEREAS, the City Planning Camiission di.d hold a public hearing at the City
Hall in the City of Anaheim on Decenber 8, 1975, at 1:30 p.m., no~.ice of saici public
hearing having been duly given as required by 1aw and in acoox~lance with t1~e
pravisions of the Anaheim Nh~nicipal Code, Chapter 18.03, t~o hPar and conside~~

1. That the proposed use is properly one for which a Co~iitional Use
Permi.t is authorized by Code Section 18.21.05Q.110 to ~mm;t a church expansion.
2. That the proposed use will not adversely affect the adjoinira lanci uses
and the grvwth and develognent of the area in wlv.ch it is proposed to be locate3.
3. That the size and shape of the site proposed for the use is adequate to
allaa the fu].1 develognent of the proposed use in a manner not detrimental to the
particular area nor to the peaae, health, safety, and general welfare of the Citizens
of the City of Anaheim.
4. That the granting of the Corrlitional Use Permi.t uncier the wndia.ons
imposed, if any, will ~t be detrimental to the peace, health, safety, and genesal
welfare ~f the Citizens of the City of Anaheim.
5. That petitioner has stipulated that all improvenents wi11 be made tn
tlie property as requested.
6. The proposed church expansion would be in oonformance with all RS-A-
43,000 site develognent stnnciards.
7. That no one appeared in opposi~ion, and no correspondence ~ras received
in opposition to subject petition. ~

That the Director of the P3~nning Depart~nent has determined that the
proposeci activity falls witlvn the definition ~£ Section 3.0~, Class 1 of the City of
Anaheim ~idelines to the Requirenents for an Envimrnnental Smpact Ft~ort and is,
therefore, cak~orically exempt fran the r~+~iranent to file an ETR.

cioes hereby grant subject Petii:ion for Coniitional Use Percrit, upon the follaa.ing
w:rlitions which are hereby found to be a necessary prer~,;site bo the propased use
of the subject property in order to preserve the safety and general welfare of the
Citizens of the City of Anaheim:
1. That the owner(s) of subject property shall deed to the City of Anaheim
a 15-foot radius pmperty line return at the southeast corner of 6Pebster Avenue and
Orange Avenue.
2. That all enginePSim! requisenents of *.he City of T,naheim alonq Webster
Avenue inc:ltx7iTra preparation of improvanent plans and installation o£ all
impmvenents such as curbs and gutters, sidewalks, street grading arid paving,

drainage facilities, or other appurtenant work shall Y~e canplied w9.th as reqaired by
the City Engineer and in acwrdance with standard plans and specifications on file in
the Office of the City Engineer. That street lighting faciliti.es along «ebster
Avenue shall be installed as requir~l by the D;reci:^r of Public Utilities and ±n
accorciance with starxlarci plans and specifications on file in the Office of the
Director of Public Utilities; ar~d ;:hat a L~o~ in an amount and foxm satisfacto~y to
the City of Anaheim sh~ll be poste3 with the City to guaiantee the installation of
the abave~mentioned requi:anents.
3. That the owner(s) of subject property shall pay to the City of Anaheim
the swn of 60 cents pes front foot along Webster Avenue ancl Orange Avenue.
4. That trash storage areas shall be pravi.ded in acoordance ~+ri.th approved
plans on file with the Office of i:he Direct~or of Public tdorks.
5. That appropriate vrater assessment fees as detennined by the Director of
Public Utilities shall be paid to the City of Anaheim prier to the issuance of a
builclirig pennit.
6. That subject property shall be developed substanti.ally in acoorclance
with plans and specifications on file with the City of Anaheim markeci Exhibit Nos. 1,
2, and 3.
7. That Condition Nos. 1, 2, and 3, above-mentioned, shall be oanplied
with prior to the crnmencenent of the activity authorized under this resoluti.on, or
prior to the tsme that the building permit is issued, or within a period of one year
fran date hereof, whichever occurs first, or such fuL-ther time as thP Planning
Ca~mission and/or City Council may grant.
8. That Conditi~n Nos. 4 and 6, above-mentioned, shall be canplied ~i.tli
prior to final building arxi zonim,7 inspections.
