That the proposed reclessification of subJect propecty does properly relete to the zones end their permitted uses locelly esteblished in close proximity to subject prpperty and to the zones and thelr pecmitted uses generally esteb- llshed throughout the community. 5. That although the Planning Commission and City Council policy is to require a 20- foot wide landecaped buffer strip for commercial developments abutting resider~tiel zones, a 10- foat wide landecaped buffer atrip, ae proposed, io hereby granted due to the hardahip created by the size and ehape of the eub~ect property,.atdaimed~lt~erieswoul:dbe limited to smaller and leas noisy trucks than.diesel-type trucke. 6. That no one indicated their presence at eaid public hesring in oppoaition and no correapondence wae received in opposition to subject petition. (2) That trash storage areas ahall be provided in accordance with approved plans on f.ile.with the Office of the Director of Public Works. (3) That fire hydrants sha11 oe installed and charged as required and determined to be necessary by the Chief of the Fire Department prior to commencement of structural iraming. (4) That subject property shall be served by underground utilities. (5) That drainage of subject property shall be disposed of in a manner satisf~ctory to the City Engineer. (6) That a 6-foot masonry wall shall be constructed along the east property line. (7) That any parking area lighting proposed shali be down-lighted to a maximum height oE 6 feet, which li.ghting shail be directed away from the property linea to protect the resi- dential integrity of the area. (8) That subject property shall be developed substantially in accordance with plans and specifications on file with the City of Ah•sheim marked Exhibit Nos. 1(Revision No. 1), 2, and 3, pLOVided that the minimum number of perking spaces for the propoaed gross floor area shail be provided in accordance with code requirements for general reteil stores and service business.
