That, although the Anaheim General Plan desi9nates the subject property for a high school site and/or low denslty residential uses, the proposed zoning is deemed to be appropriate at the subject location, and appropriate action has been taken to reflect the change in land use p~licy by amending the Anaheim General Plan. 3, That the proposed reclassification of subJect property is necessary and/or desirable Tor the orderly and proper development of this community. 4. That the proposed reclassification of subject property d~es properly relate to the zones and their permitted uses locally established in close prox- imity to subject property and to the zones and their permitted uses generally established throughout the cortimunity. 5. That the proposed rec~assification of subject property requires the ded- ication and im~srovement of abutting streets in accordance with the Circulation Element of the General Plan, due to the anticipated increase in traffic which will be generated by the intens:`.!cation of land use. 6. That the developer stipu4ate~ that the subject property would be developed precisely irt accordance with the suhmiCted plans and elevations, with special emphasis on building elevations. 7, That approximately three (3) Persons were present at said public hearing in opposition, and two (2) letters were received in connection with subject petition.
