ENVIRONMENTAL IMPACT REPORT FINDING: That the Director of Development Services has determined Chac the proposed activity faiis within the definition of Section 3.01, Class 3 of t{ie City of Anahein Guidelines to the Requirements for an Environmental tmpact Report and is, therefore, categorically exempt from the requirement to file an EIR. Cl-G • 1 • DEV-66•D ' RESOLUTION N0, PC75-9 ~ ~ NOW, THEREFORE, BE IT RESOLVED that the Anaheim City Planning Commission does hereby grant subject Petition for Conditional Use Permit, upon the follow{ng condittons which are hereby found to be a necessary prerequisite to the proposed use of the subJect property in order to preserve the safety and general welfare of zhe Citizens of the City of Anahelm; l. That the r.~aner(s) of subJect property shall deed to the City af Anaheim a strip of land 45 feet in wl.zh from the centerline of the street along Jefferson Street for street widening purposes, 2. That all engineering requirements o` the City of Anahetm along Jefferson Street including preparation of improvement plans and tnstallatiarai~aae,facilities,~torsothers curbs and gutters, sidewalks, street grading and paving, 9 appurtenant work shall be complied with as required by the City Engineer and tn accordance with standard plans and specifications on file in the Ofrice of the City Enolneer; that street lighting fncilities along Jefferson Street shall be tnstalled as :~quired by the Director of Public Utilities, and in zccordance with standard plans and specifications on file in the Office of the Director of Public lltilities and that a bond in an amount and form satisPactory to the City of Anaheim shall be posted with the Gity to guarantee the installation of the above-mentioned requlrements. 3, That trash storage areas shall be provided in accordance with approved plans on file with the Office of the Director or Public Works. 4. That fire hydrants shali be installed and charged as required and determined to be necessary by the Chief of the Fire Department prior to commencement of structural framing. 5, That subJect property shall be served by u~derground uttlities. 6. That drainage of subJect property shall be disPosed of in ; manner satisfactory to the City Engineer. 7, That ttie mobile units sha~l be installed in conformance with State requirements. 8. That the property owner(s) shall post a bond im~nediately to guarantee removal of the exlsting fencing in the front s.^.tback and public right-of-way along Jefferson Street. 9, That the owner(s) of subJect property shall obY.ain an encroachment permlt for the existing fence located In the public right-of-way alcng Jefferson Street. lU, In the event that subJect pr~perty is to be divided for the puraose of sale, lease, or flnancing, ~ parcel map, to record the approved division of subJect property shall be submitted to and approved by the City of Anaheim and then be recorded in the Office of the Orange County P,ecorder. 11. That this conditional use permit is granted subJect to the c:,~mpletion of Reclassification No, 70-71-47(14). 12, That these conditional use permtt pr~ceedings are granted subJect to compl~tlon of a~nexation of subJect property to the City of Anaheim. 13. That subJect property shall be developed substantlally in accordance with plans and specifications on file w!th the City of Anahelm marked Exhibit Nos. 1 and 2. 14. That Condition Nos. l, 2, 11 and l~, abuve-mentloned, shall be compiled with prior to the commencement of the actiJity authorized under this resolutton, or prlor to the time that the building permit is issued, or within a period of one (1) year from date hereof, whichever occurs first, or such further time as the Planning Commission and/or City Council may grant. 1S. That Condition Nos. 3~ 5, 6, 7, 6, 9 and 13, above-mentioned, shall be com?Ited with prior to ftnal building and zoning inspections. 16. That the use of the mobile unSts sfiall be permitted 4or a period af one (1) year; upon request by the petftioner, an additlonal period of time may be granted upon approval by the Planning Commission.
