RESOLUTION dF THE RNAHEIM CITY PLANNING COMMISSION
THAT PETITIOPI FOR VARIANCE N0. 2850 BE GRANTED.
WHEREAS, the Anaheim City PlannTng dld receive a vte•Ifled Petition for
Variance from THRIFTY REALTY COMPANY. Worldway Box 92333, I.os Angeles~ California
90009 (Owner) of certain real property situated in the Clty of Anahetm, County of
Oran9e~ State of Callfornla descrihed as:
That certain plece or parcel of tand situated in tfie City oP Rnaheim~ County of
Orange. State of Catifor~ia, being a portlon of the northeast quarter of Sectian
23. Township 4 South, Range l~ West, S.B.M.~ in the Rancha San Juan CaJon de
Santa Ana,.as shown on a map recorded in book 51 page 1~ Mlscellaneous I~aps,
fited in the offlce of the recorder of said Orange County, described as follows:
The South 804 feet of the southeast quarter of said northeast quarter of Section
23~ except the East 325 feet of the South 275 feet thereof.
WHEREAS, the City.Planning Cortimisslon dld hold a public hearing at the City
Hail in the Clty of Anahelm on October 11, 1976, at 1:3~ P.m., notice of said public
hearing having been duty given as requlred by law and in accord~nce with the
provisions of 2he Anahelm Municipal Code, Chapter 18,03, to hear and consider
evldenca for and agalnsC sald proposed vartarrce and to Investtgate and make findings
and recorrenendatlons tn connection therewith; and
WHEREAS~ sald Commission~ after due inspectlon, investlgatlon and study made
by Itself nnd in its behalf~ and after due conslderation of all evldence and reports
offered at sald hearing, does flnd an~l detarmine thr. fottowtng facts:
1, That the petitioner proposes the followtng waivers from the Anahetm
Muntcipal Code, to establlsh outdoor storage of eruck traliers:
a. SECTION 18.61.053.~11 - Minimum front setback. 50 feet required
or outdoor storage; 10 e~ et prnposed)
b. SECTION 18.61.06h.020 - Maximum fenc~ hetght. (3~ inches permitted
n ront setback; 10 feet proposed)

2, That the above-mentionsd waivers are hereby granted for the existing
use and current ownershlp of the subJect property only; subJect to the stipulation of
ti~e petitioncr that the traliers wlll be parked in the front setback only on weekends
and In a manner that will malntaln adequate employee parking for the property durTng
normai business ~ours,
3, That the petitloner stipulated that at any ttme the ex?sting use and;or
ownershtp of subJect property changes, the proposed fence will be relocated in
accordance with Code standards,
4. That there are exceptlonal or extraordlnary clrcumstances or cunditTans
applicable to the property Tnvolved or to the intended use of the property that do
not apply generally to the property or class of use in the same vicinity and zone.
5. That the requested varlance is necessary for the preservation and
enJoyment of a substantial property right possessed by other property in the same
vicinity ar,d zone, and dervied to the property In question.
G. That the requested varfance will not be materially detrlmental to the
public welfare or InJurlous to the property or improvements in such vicTnlty and zone
in whlch the property Is lor.ated,

Sectlon 3.01, Ciass 3, of the City of Analieim GuTdelines to the Reguirements for an
Envlronmental Impact Report a~d is~ therefore~ categoricnlly exempt from the
requlrement to file an EIR.
NQW, THEREFORE, BE IT RESOLVED that the Anaheim City Plannfng CaTUnisston
dces hereby grant subJect Petitlon For Variance, upon the following condltions whlch
are hereby found to be a necessary prerequislte to the proposed use of the subJect
property in order to preserve the safety and generat w~lfare of the Citizens of the
City of Anahelm:
1. That appropriate water assessment fees as determined by the Director of
Pubiic Utillties shall be paid to the City of anaheim prior to the issuance of a
buTldtng permit.
2, That the awner(s) of sub]ect property shall pay to Che CTty of Anahetm
Che sum of S2.00 per front foot along State College Boutevard, Cerritos Avenue~ and
Vernon Street for street llghting purposes~ prior to the commencement of the activity
authorized under this resolution, or prlor to the tlme that the bullding permTt is
Issued~ or within a period of one year from date hereo4, wh!chever occurs first, or
such further time as the P1annTng CommissTon and/or Ctty Councll may grant.
3. That subJect property shall be developed substantially in accardance
with plans and speciflcatlons on file wtth the CTty of Anahalm marked Exhlbit Nos. 1
and 2, prlor to final buildir.g and aoning Inspections.
4. That this varlance shall be granted for the exlsting use and current
ownership of the subJect property and shall become null and vold when said use and/or
ownership changes.
5. That the proposed chainli~k fence shall be relocated In accordance wiCh
Code standards at such time as the existing use or ownerhsip of subJect property
changes.
6. That no trallers sfiall be parked wfthln the front setback area, except
on weakends, and that adequate employee parking shall be malnta~ned for the property
during normal business hour~, as stipulated to by the petitloner.
