evidence for and against said proposed reclassification and to investigate and make
findings and recommendations in connection therewith; said public hearin9 having been

WHEREAS, said Commission, after due inspection, investigation and study made
by itself and in its behalf, and after due consideration of all evidence and reports

1. That the petitioner proposes reclassifirition of subject property from
the R5-A-~~3,000 (RESIDENT~AL/AGRICULTURA~) Zone to the CL (CO`iMERCIAL, L1~~11TED) ~one.
2. That the Anaheim Geneval Plan designates subject property for general
commcrcial land uses.
3. That the proposed :eclassification of su7~ject property is not necessary
and/or desirable for the ordecly and proper developmeni of [he communiiy.
4, That the proposed reclassification of subject nro~+erty does nat
properly relate to thc zones and their permitted uses l~cally established in close
pror.imity [o subjecC property anc~ to [he zones and the(r ptrmitced uses generally
established throughr;~t the eomneunity.
5. That th:e granting of tha Reclassification will be detrimental to ihe
peace, health, safety, and general ~vclfare of the Citizens of the City o` l;nahcim,

structural height and re~quired hiock i•rall on prooer[y consistin9 of approximately 1.9
acres, located at .he southeast corner of Lincoln Ave m~e and the Ora~ge Freeway off-
ranp, havin~ approximate fronta,r,es nf 14~~ feet on the south side of Lincol~ Avenue
and 487 fee[ on the southeasterly side of the Ora~ioe Freeway off-ramp; and does
hereLy approve [he Nega[ivc Declaration from [he requirement to prepare an
environr~ental impact repart on the basis that there rx~uld be no siqnificant
individual or cumulativc adverse cr,vironmental lmpact duc to the approval of this
Negative Declaration sinee the Anaheim 'G.eneral Plan desiqnates the subject property

by the Petitoner (ndicates no significant indivldual or cumulative adverse
