FERDINAN~ AtiU MIRIAt~A FERIt7U, 7U5 So~~th State Coliege Boulevard, Anaheim, Califor~ia y2`Oti, owners of certain real propety situated in the City of Anaheim, County of Uranqe, State of California, described as: Lot 115 0.` Tract 220~,, as F~er map recorded in Book 64, Pages 13 to 35 inclusive of Miscella~eoux Idaps, in the office of the county recorder of said Orange County; and UHEREAS, the City Planni~og Commission did hold a public hearing at the Ci*_y Hall in the City of Anah~im on t;ova:rciber ~I, 1977, at 1:3~ P•m„ notice of said public hearing havin9 been duly given as required by law and in accordance with the provisions of the Anaheim I~funici~~al Code, Chapter 13.03, to hear and consider evidence for and against said proposed reclassification and to investicate and make findings and recommentiations in connec[ion therewith; and WHEREhS, saiJ Conmission, after due inspection, investi9ation and study made by itself and in its behalf, and after due consideration of all evidence and reporis offered at said hcaring, do~s finci and detennine the following facts: 1, That the petitioner proposes reclassification of suLject property frorn the RS-%200 (RESIDEIlTIAL, SINGLE-FlU11LY) ZOEJE to the CL (COMMERCIAL, L1111TED) "LONE. 2, That the Anaheim General Plan desiynates sub;ect property for commercial/profr_ssional land uses. 3. That the proposed reclassification is hereby denied on the basis that: approval o-~ould not be co~sistent with [he A~af~eim General Plan and could be considered as spa[ zoniny, allowing general commercial uses in an area dseignated for more restrictive professional and office commercial uses by the General Plan, and that the existiny residential and accessory commercial uses can continue in connection wit{i the issuance of a home occupation permit. 4, That the proposed reclassifica[ion of subject property is not nece.ssary and/or desirable for the orderly and proper development of thc community. 5, That the p~oposed reclassification of subject property does not properly relate to the zones anJ their permitted uses locally established in close proxianity to subjcct property and to [he zones and their permitted uses generally established throughout the community. 6, That no one inciicated their presence at sald public hearing in opposition; and tliat no correspundence was received i~ opposition to subject petition. PC77-247 EPIVIRONMEt~TAL IhfPACT FINDING: That the Anahei•m City Planning Cortmission has reviewed the subject proposa to rec assify the zoning 'f'rem RS-72~0 (Residential, Single-Family) to CL (Comm~rcial, Limited} on approximat~°1y 7~00 square feet located a[ the southwest corner of Savoy Avenue and State~ iCollege Doulevard, having appror.imate frontages of 102 feet on *_he south side o'f 'Savoy Avenue and 97 fee: on the west side of S[ate College 8oulevard; and does herelbx approve the Negative Declaration from Che requirement to prepare an enviiranmentai impact report on Che basis that there would be no sir,nificant individual or cumulative adverse environmental impact due [o the approval of this tlegative Declaration since the Anaheim General Plan designates the subject property for commercial/professional land uses commensurate with tlie proposal; that no sensi[ive environmental lmpacts are involved ir. thc proposal; that the Initial Study subnitted by the petitioner indicates no significant individual or cumulative adverse environmental impacts; a~d that ttie Negative Declarat;on substantiating the foregoing findings is on file in thc City of Anaheim Planning Department.
