PC77-27Q A RESOLU710~~ ~J~ TI~E ANNHEIM i,ITY PLANNING CONMISSION THAT PETITIOt~ FOR VARIAt~C~ N0. 29~0 EiE GR~INTED UHEREAS, the Anah~im City Planning Commission did receive a verified Petition for Variance from KOIZUMI II~TERNATiONAL, INL., 1401 Uove Street, Suite 650~ Newport Beach, California 926(>0, owncr, and INTER-VERDE CORPORATIOtI, 1401 Dove Street, Sui[e 650, Newport Bea:ti, California 92G60, ayent, of certain real property situated in the City of Anahcim, Coun[y of Orange, Statc of California, described as: Lot 15 of Tract 71~3, as per map recorded in Boak 22, Page 10 of Miscellaneo~s Maps, in the office of [he County Recorder of said County; and WHEREAS, the Gity Plannin~J Conrnission did hold a public hearing at the Ci[y Nall in the Ci[y of Anaheim on DecemSer ~, 1977, at 1:30 p.m., notl,~e of said public hearing haviny been duly given as required by law and in accordance with the provisions of the Anaheim Municipal Code, Ch~pter 1n.03, to hear and consider evidence for and against said proposed variancc and [o investiga[e and make findings and recu~.mendatlons i~ connection therewith; and WHER[A5, said Com~r~ission, after due inspection, investigation and study made by itself and in its behalf, and after due consideration of all evidence and reports offered a[ saiJ hcaring, does find and Jeterr~ine the foilowing facts: 1. Pc71-270 ENVIRONMEPITAL IMPACT FINOIUG: That the Anaheim City Planning Commissian has reviewed su jec: proposal to ~eclassify the zoning frem RS-A-43~000 (Residenttal/Agricultural) to RN-4000 (Residential, Multiple-F.:m~ly) to establtsh a one-lot, nine-unit condominium subdivision with waiver of maximun ~tructural height on property consistiny of approximately one acre having a fro~tac~e ~f approximately 119 feet on the norih side of Savanna Street, having a maximum clep[h o` approxisnately 3B3 feei, being loc~ted approximately 54G feet west of the centerlfne uT t:nott Street; and cloes hereby approve the Negative Declaration from the requirement to prepare an envtronmental impact report on the basis [hat there would be no significant individual or cumulative adverse environmental impac[ due [o the approval of this Negative Declaration since the Anaheim General Plan designates the s~bject property fur low-mediun density residential land uses commensurate with the proposal; that no sensitive environmcr.tal impacts a*c involved in tfie proposal; tlia[ the Initial Study submitted by the petitioner i~dicates no significant individual or cumulative adverse environmental impacts; and that the Negative Declaration substa~tlatiny the foregaing findinys is on file in the City of Anaheim Planning Department.
