A RESOLUTION OF THE ANAHE~H CITY PLAtlNING COMMISSION
THAT PETITION FOR CONDITIONAL USE PERMIT N0. 1835 BE GRANTED
WHEREAS, the Anaheim City Planning Commission dtd receive a verified
Petition for Conditlonal Use Permit from J. P. EDhUNDSON PROPERTIES, LTD.~ 800
Wiishire Boulevard, Los Angeles. California 9CQ17, owner, of certain real property
situated in the City of Anaheim. Lounty of Orange, State of California, described as:

uFiEREAS, the Clty Planning Commission did hold a public heartng at the City
Hall in the Llty of Anaheim on May 22, 1978. at 1:30 p.m., notice of said publlc
hearing havirtg been duly given as requlred by law and in accordance with the
provisions of the Anahetm Municipai Code. Chapter 18.03, to hear and consider
evidence for and a9alnst said proposed tonditional usc and to investigate and make
ffndings and recomme~dations In conneccion therewith; and
WHEREAS, said Commtssion, after due inspection, investigation and study made
by itself and in its behalf. and after due consideration of all evidence and reports
offered at said hearing, does find and determine the `ollowing facts:
1, That the proposed use is properly one for which a conditional use
Permit is authorized by Anahelm MunlGipal Caie SectTon 18.$7.023 to w)t: to perml4

7. That the proposed use is hcreby granted subject to the petitioner's
stipul~tion that y maximum of four (4) rental automobiles shall be stored on subject
prupGrty.
3, That the proposed usE ~ill not adversely affect the ~djotning land uses
and the growth and development of the area in wfiTch it (s proposed to be tocated.
4. That the size and shape of the site proposed for thc use is adequa[e to
allow the fuli devclopment of the proposed use in a manner not detrimental to the

particuiar area nor to the peace, health, safety, and general welfare of the Citizens
of the City of A~aheim.
§, That the granting of the Condittonal Use Permit under thc conditio~s

6, That no one indicated their presence at said public hearTng in
opposition; and that no corresponder.ce was received tn oppositton to the subject

Et~VIRONMENTAL IyPACT FINDING: The Planning Director Ar his author(zed
representat ve has determined that the proposcd proJect fatls within the definition
of Categorical Exemptions, Class 1, as deftned in Paragraph 2 of the City of Anaheim
Envtronmental Impact Report Guidelines and is. therefore, categorically exempt from
the requirement to prepare an ElR.
NOW, THEREFOP.E, BE IT RESOLVED that the Anaheim Ctty Planninq Commission
does hereby grant subject Petition for ConJitional Use Permit, upon the following
conditions which are hereby found to be a necessary prerequfsT[e to the preposed use
of the subJecY proper[y in order to preserve the safety and genera) welfare of ehe
CFtizens of the City of Anaheim:
~, That trash storage areas shalt be provtded in accordance wich approved
plarts on file with the Office of the Director of Public Works.
p, That street lighting facilities along Nanchester Avenue and Harbor
Boulevard shail be installed prtor to ftnal bullding and zoning inspecttons unless
otherwise approved by the Director of Public Utilities~ and tn accordance with
standard speciflca[ions on file in the Office of the Ui~ector of Public Jtilities;
and/or thai a bond, certificate of deposii, leiter of credtt. or cash. in an amount
and form satlsfactory to the City of Anaheim shall be posted with the City to
guarantee the installation of the above-mentioned requirements.
3, That subjeci property shall be developed subsCantially in accordance
with plans and specifications on file with the City of Anaheim marked Exhibit Nos. 1
and 2.
4. That Condition No. 2, above-mentioned, shall bc complitd with prtor to
the commencement of the activity authorized under this resolution~ or prior to the
time tha[ the buTlding pcrmit is Issued. or within a period of one year fran date
hereof. whichever occurs first. or such further time as the Planning CommTssTon may
grant.
5, That Condition Nos. i and 3~ above-mentloned, shall be complled with
prior co finai bullding and zoning tnspections.
6, 7hat a maxtmum of four (4) rental automobiles shall be stored on
sUbJect property.
BE IT FURTHER RESOLVED that the Anaheim City Planning Commisslon does hereby
f)nd and determine that adoptton of this Resolutton is expressly predicated upon
appitcant's compliance wTth each and all of the conditions hereinabove set forth.
Should any such condition, or any part thereof, be declared invalid or unenforceable

and any approvals herein contained~ shall Ee deemed null and void.
