Latifornia 92807, ~+ner, and AN.4HEIM f11LL5. NNEREAS, the City Ptanning Commission did hold a public hearing at the Clty Hall in the City of Anaheim on July 3, 1978. at 1:30 p.m.~ notice of said publtc hearing having been duly given as required by laH and in accordance with the provisions of the Anaheim Municfpal Code. Lhapter if3,03. to hear and consider evidence for and against said proposed reclasslfication and to inves[Iga[e and make findings and recommendations in connection therewiLh; and WHEREAS, said Comnission, after due inspec[ion, tnvestiaation and study made by itself and in its behalf, and after due consideration of all evidence and reports offered at said hearing, does ftnd and determine the followine facts: 1. That the petTtioner proposes reciassifica[ion of subject property from the RS-A-43,000(SC) (Residential/Agricultural-Scenic Corridor Overlay) Zone to the C!.(SC) (Cor~anercial, Limt[ed-Scenic Corr)dor Overlay) Zone. 2. That the Anahelm General Plan designates subJect property for general commercfal land uses. 3. Tha[ the proposed reclassiflcation is hereby denied on the basis that the additional traffic which would be generated by the "CL(SC)" Zone in comparison with the "CO(SL)" Zone prevtously approved for [he property o+ould detrimentally impact Anaheim Hills Road which in this spectfic area wtll primarily serve residential uses to ~he south and tfiac [hc devclopmen; of addittonai limited cor,mercial property in this specific area is premature. 4, That the proposed reclassification of subJect property ts not necessary and/or desirable for the orderly and proper dcvelopment of the comnunity. 5. ENVIRONMENTAL IHPALT FINDING: ThYt thc Anaheim CitY ~f~^~~9R5-~Am-435000(SC) reviewed the p~oposa to rec assif the zonin9 (RESIDENTIAL/AGRICULTUP.AL-SCEkIC CORR~DOR OVERLAY)to the Cl(SG) (CO!1t1ERCIAI, LIMITED- SCEHIC CORRIDOR OVERLAY) on an irregularly-shapcd parccl of land consisting of approximately 15.9 acres having a frontage of approximately 1640 feec on the south side of t~ohl Ranch Road, having a maximum depth of approximatcly 650 feet, and being located at the existing southerly terminus of Anaheim Hills Road; and does hereby disapprove the Negative Dectaration fran the requirement to prepare an environmental impact report on the basls that the proposal woUld have signiftcant individual or cumulative adverse environmental impacts; and chat additional t~affic would be gcnerated onto a street whtch will primarily serve residenttal uses.
