WHEREAC, the Anaheim City Planning Commisslon did recelve a verified
Petition for Conditional Use Permit from ALOHA-REY HOMES, INL., P. 0. Box 5000,
laguna Htlis, California, 92653, owner, and JAMES F, ABBOTT, P. 0. Box 2131, Anaheim,
California 92804, agent, of cer[ain real property situated In the Cfty of Anaheim,
County of Orange, State of Californta, described as:
A Leasehold Estate: Those portions of the West half of the
Northwest quarter of the florthwest quarter of Section 16, 7ownship
4 South, Range 10 West, as shown on a map recorded in Book 51,
Page 10 of Miscellaneous Maps, records of Orange County. said land
being further described as the Nest half of Lot ~~ of Helen and
Lynch's Addition to Anaheim, as shown on a map recorded in Book
442, Page 158 of Deeds, Records of Los Angeles County, descrtbed
as: Parcel 1 as shown on a map filed in Book 83, Page 27 of
Parcei Maps, in the offfce of ihe county recorder of Orange
County, California.
WHEREAS, [he City Planning Commission did hold ~ public hearing at the City
Hall in the City of Anaheim on August 28, 1478, at 1:30 ~z.m., notice of sald public
hearing having been duly given as required by law and tn accordance with the
provisions of the Anaheim Hunicipal Code, Chapter 1II.03, to hear and consider
evidence for and against said proposed conditional use and to investigate and make
findings and recommendations in connection [herewith; and
NHEREAS, sald Commissfon, after due inspection, investfgatlon and study made
by itself and in ~ts behalf, and after due consideration of all evidence and reports
offere~ at said hearing, does find and determine the followtng fac[s:
1, 7hat the oropased use is vroperly o~e for which a condttional use
permTt is authorized by Anaheim Munlcipa) Code Sectlon 18.05.112.030 to wit: to
increase the display area of a billboard.
2, That the proposed use is hcreby dented on the basis that the proposed
billboard display area of 672 square feet is more than double the size permi[ted by
Code at this location (300 square feet) and that therc is no hardship fn terms of
visibility to btliboards a[ this location.
3. That the proposed use will adversely affect che adjointng land uses and
the growth and development of the area in whfch it 1s proposed to be located, in that
ihe proposed size of the sign is unreasonable.
4. That the siie and shape of the site proposed for the use is noc
adequate to allow the full development of the proposed use in a manner not
detrtmental to the particular area nor to the peace, health, safety, and general
welfare of Che Citizens of the City of Anaheim,
5. Tha[ the granYing of the Condttional Use Permit will be detrimental to
the peacc, heaith, safety and gencral welfare of the Citizens of the City of Anaheim,

6. That no one tndicated their presence at said public hearing in
opposition; and that no correspondence was received in opposition to the subJect
petltion.
ENVIRONNEMTAL IMPACT FINDING: The Planning Director or his authorized
representative has determined that the proposed project falis withln the definition
of Categorical Exemptions. Class 1, as defined in Paragraph 2 of the City of Anaheim
Environmentat Impact Report Gutdelines and is, therefore~ categoricaliy exempt from
the requirement to prepare an EIR.
NOW, THEREFORE, BE IT RESOLVED that thc Anaheim Clty Planning Commisston
does hereby deny subject Petitio~ for Conditional Use Permit on the basis of the
aforementio~ed fi~dings.
THE FOREGOING RESOLUTION 1s signed and approved by me thts 28th day of
