That the requested conditional use permit is hereby granted~ in part, denying the request to permit a recreatlonal vehicle park and approvTng the setback waiver in connec[ion with er.pansion of the motel. 3. That the requested conditional use (recreational vehicle park) is denied on the basis that the size of subject property is not adequate to allow development of a recreational vehicle park in accordance with the City of Anaheim standards for the design of travel trailer parks, said standards being required of all new recreational vehicle parks in the City. '• i 4, That the abovc-mentloned walver is hcreby granted to expand the existing j8-unit motel by adding 37 units with a 3g-foot setback from Harbor Boulevard, said setback being approximately in line with existing structures in the area. 5. That the proposed use, as 9ranted, will not aJversely affe.ct the adjoining land uses and the growth and development of the area in which it is proposed to be located, 6. ENVIRONMEIITAL IMPACT FINDIYG: Thai the Anaheim City Planning Lommission has reviewed the subject proposal to permit a recreational vehicle park in conjunction with waiver of the minimum setback to expand an existing mote) on a rectangularly- shaped parcel of land consisting of approximately 3.7 acres, having a frontage of approximately 272 fee[ on the wes[ sidc of Harbor Boulevard, having a maximum depth of approximately 525 fee[, being located approximatcly G55 fcet north of the centerline of ~rangewood Avenue; and does hereby approve the ~~egative Deciaration from the requirement to prepare an environmental impact report on the basis that there would be no significant indlviduai or cumulattve adverse environmencai impact due to the approval of this Negative Deciaration slnce the Anahefm General Ptan designates the subject property for commercial-recreai(on tand uses commensurate with the proposal; thai no sensi[ive environmental Impacts are involved in the proposal; that the initial Study submitted by the petitioner indicates no significant individual or cumulative adverse environmental impacts; and that the Negative Declaration substantiating the foregoing findings is on file in the City of Anaheim Planning Department. NOW, THEREFORE, BE IT RESOIVED that [ha Anaheim Lity Planning Lommission does hereby grant, in par[, subJect Petition for Conditional Use Permit, upon the follorring conditions which are hereby found to be a necessar~ prerequisite to the proposed use of the subject property in order to preserve the safety and general welfare of the Citizens of the City of Anaheim: 1, That appropriate water assessment fees as determined by the Director of Public Utilities siiall be paid to Che City of Anaheim prior to the issuance of a building permi[. -z- PC78-z4g __.__. __ , i ' . . ~ : ~} 2. That trash storage areas shall be provided in accordance with approved plans on file with the Office of the Director of Pubitc Norks. 3. That fire hydrants shatl be installed and char9ed as required and determined to be necessary by the Chiaf of the Fire Department prior to commencement of structural framing. 4. That street lighting facilities along Harbor Boulevard shall be installed prior to the final buildi~g and zoning inspections unless utherwise approved by the Dtrector of Public Utllities, and in accordance with standard speclfications on file in the Office of the Director of Public Utilities; and/or that a bond, certiftcate of deposit, letter of credit, or cash, in an amount and form satisfactory to the City of Anahetm shall be posted with the City to guarantee that the above improvement will be instalied prior to occupancy. 5. That the rnvner(s) of subject property shall pay the traffic signal assessment fee (Council Policy No. 214) amounting to 5180.00 per 1000 square feet of new motel building or fraction thereof prior to the issuance of a building permit. G. That subject property shall be developed substantiaily in accordance with plans and specifications on fite v~ith the City of Anahetm marked Exhibit Nos. 1 through 6; provided, however, that [he recreational vehicie park shall not be constructed. 7. That Condition No. 4, above°mentioned, shall be complied with prior to [he commenceme~t of the activity authorized under this resolution, or prior to the time that the building permft is tssued, or within a period of one year from date hereof, whichever occurs first, or such further time as the Planning CoRnnission may grant. 8. That Condition Nos. 2 and 6, above-mentioned, shali be complled with prior to final building and zoning inspec[ions. BE IT FURTHER RESOLVED that the Anaheim City Pla~ning Commission does hereby find znd determine that adoption of this Resolutton is expressly predlcated upon applican['s compliance with each and all of the conditions hereinabove set forth. Should any such condition, or any part thereof, be declared invalid or unenforceabte by the `inal judgment of any court of competenC Jurtsdiction, then this Resolution, and any approvals herein contained, shall be deemed null and void.
